Job Responsibilities Provide input into the development of property budgets by analyzing financial statements, marketing information, and operational reports. Meet revenue targets by setting rent rates, ensuring timely collection of rent and fees, depositing funds, and preparing monthly financial status reports. Approve vendor, contractor, and service provider invoices; reconcile work performed; validate certificates of insurance; code charges to Chart of Accounts; and manage communication across departments. Control expenditures to stay within the approved budget and manage the petty cash fund. Oversee lease enforcement, including approving applications, discounts, and renewal leases; conduct periodic apartment inspections; enforce notice requirements; evict residents; and collect late fees and other charges in accordance with lease terms. Analyze current market and economic trends to develop short‑ and long‑range marketing and leasing strategies that achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, questions, and requests promptly and resolving service issues. Ensure maintenance staff meet company standards for responding to and completing resident service requests. Conduct regular property inspections to ensure physical attributes meet safety, cleanliness, and appearance standards. Supervise property staff by interviewing, hiring, orienting, training, and managing performance in accordance with company policies. Assist with client/owner relationships by meeting owners, conducting property tours, providing performance updates, and responding to owner requests. Complete various accounting, financial, administrative, and other reports, and perform additional duties as assigned. For California roles, utilize the California-specific Lease File Checklist to ensure all lease documents are complete, compliant, and organized. Qualifications Bachelor’s degree in Business Management, Real Estate, or related field (preferred). 4–6 years of relevant experience in property management, sales, marketing, and customer service with proven ability to manage day‑to‑day operations of an apartment community. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, able to work independently, and a collaborative team member. Specialized Skills All required licenses and certifications as mandated by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property; all on‑site staff with golf cart access must hold a valid license. Proficiency with Internet, word processing, spreadsheet, and database management programs. Strong proficiency in property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills to hire, lead, evaluate, and manage subordinate and team members, including maintenance specialists. Travel & Physical Demands Work primarily in an office environment with frequent exposure to outdoor elements. Must be able to physically access all exterior and interior parts of the property and amenities, push/pull/lift up to 20lb independently and 50lb with assistance. Routine local travel may be required for bank deposits, training, outreach, and other duties. Salary & Bonus Salary range: $120,000 – $125,000. Eligible for quarterly or annual bonus (corporate positions) or weekly, monthly, and/or quarterly bonus (onsite property positions) based on performance.
