ONYX Multifamily Group is looking for an experienced Senior Maintenance Supervisor to oversee maintenance operations at Ellington Apartments, our multifamily community in San Antonio, Texas.

We are looking for a hands-on maintenance leader who can take ownership of the property's maintenance operations, lead and develop a maintenance team, and work closely with the Property Manager to ensure the community is safe, well-maintained, efficient, and providing a strong resident experience.

What You'll Own

As the Senior Maintenance Supervisor , you will take a leadership role in overseeing the property's daily maintenance operations. You will work closely with the Property Manager and maintenance team to ensure work orders, preventative maintenance, repairs, inspections, vendors, and property needs are handled efficiently and to a high standard.

Your responsibilities will include:

• Lead, supervise, train, coach, and support the maintenance team.

• Assign daily maintenance responsibilities and ensure work is prioritized according to property needs and urgency.

• Monitor open work orders and hold the maintenance team accountable for timely and quality completion.

• Perform and oversee plumbing, electrical, HVAC, appliance, carpentry, and general property maintenance and repairs.

• Diagnose and troubleshoot more complex maintenance issues and provide technical guidance to maintenance team members.

• Conduct regular property inspections to identify maintenance, safety, and appearance concerns.

• Develop, coordinate, and monitor preventative maintenance activities for buildings, equipment, and property systems.

• Oversee apartment make-ready and turnover maintenance to help support leasing and occupancy goals.

• Coordinate with vendors and contractors for specialized repairs, services, inspections, and maintenance projects.

• Monitor vendor and contractor work to ensure services are completed properly, timely, and according to expectations.

• Maintain appropriate inventory of maintenance supplies, parts, tools, and equipment and communicate purchasing needs to the Property Manager.

• Help monitor maintenance-related expenses and promote the efficient use of supplies, equipment, and outside services.

• Respond to maintenance emergencies and participate in the property's on-call rotation.

• Ensure maintenance activities follow company policies, safety procedures, and applicable codes and requirements.

• Maintain accurate records of work orders, inspections, preventative maintenance, inventory, vendor services, and other required documentation.

• Communicate significant maintenance concerns, property conditions, emergency situations, and recommended solutions to the Property Manager.

• Work closely with the Property Manager to identify recurring maintenance issues and recommend improvements.

• Support the onsite team in providing professional, timely, and courteous service to residents.

• Promote a professional, accountable, and team-oriented maintenance environment.

What We're Looking For

Leadership and maintenance experience matter for this role.

Required or preferred experience includes:

• Previous experience in Maintenance Supervision, Senior Maintenance, Lead Maintenance, Apartment Maintenance, Property Maintenance , or a related field.

• Demonstrated ability to lead, supervise, train, and hold maintenance team members accountable.

• Strong working knowledge of general maintenance, including plumbing, electrical, HVAC, appliances, and building systems.

• Ability to troubleshoot and resolve routine and complex maintenance issues.

• Experience prioritizing work orders, preventative maintenance, apartment turns, and daily maintenance operations.

• Ability to inspect completed work and maintain high standards for workmanship and property condition.

• Strong organizational, time-management, leadership, and communication skills.

• Ability to coordinate effectively with Property Management, residents, vendors, contractors, and maintenance team members.

• Ability to work independently, make sound decisions, and take ownership of maintenance operations.

• Ability to respond appropriately to emergency maintenance situations and participate in on-call responsibilities.

• Ability to maintain accurate maintenance records and documentation.

• Ability to perform the physical requirements of the position, including standing, walking, bending, kneeling, crouching, crawling, and occasionally lifting or moving up to 50 pounds.

• Ability to work indoors and outdoors and in varying weather conditions.

Preferred Qualifications

• Previous supervisory experience in multifamily or property maintenance .

• HVAC certification or strong HVAC experience.

• EPO experience or certification.

• Experience managing preventative maintenance programs.

• Experience coordinating vendors and contractors.

• Experience overseeing apartment make-ready and unit turnover.

• Experience with maintenance work order systems, inventory management, and maintenance documentation.

• Experience training and developing maintenance team members.

• Strong knowledge of property maintenance standards, safety practices, and applicable requirements.
