The leasing board is sitting at 94% occupied, a vendor invoice is sitting in your inbox flagged as duplicate, and a new resident's make-ready punch list just came back with three open items. It's 9 a.m. It's a Tuesday. This is the rhythm of a Community Manager role at a workforce housing community in Beaufort, SC. Hillpointe is a vertically integrated developer and builder operating across the Sun Belt, with a focus on market-rate workforce housing. Their model is built around in-house control: land, construction, procurement, asset management, and capital markets all run through the same firm. That structure matters for a Community Manager because you're not working for a third-party fee management company with a distant owner. You're operating inside a company that built the asset and cares deeply about how it performs. Your decisions show up directly in NOI. What the Role Covers This is a full-scope site leadership role. You'll own daily operations, financial performance, and the resident experience simultaneously. That means budget oversight, accounts payable, vendor coordination, lease administration, and regular property walks to protect asset value. You'll work alongside facilities maintenance rather than managing them directly, acting as the on-site liaison between the maintenance group and actual property needs. Units need to be move-in ready to a like-new standard, and amenities need to stay there too. Occupancy and revenue goals come from your Regional Manager, and your job is to reach them, then hold them. That includes exploring ancillary revenue opportunities as they surface. Hillpointe uses Entrata as their property management platform, so comfort there is a genuine advantage coming in. What You Bring Prior property management experience, with a preference for site-level leadership Strong comfort with financial records, budgets, and percentage-based reporting Proficiency in Entrata or comparable property management software Clear written and verbal communication skills, including lease document comprehension A valid driver's license (on-site golf cart use is part of the job) Flexibility with schedule and consistent availability outside core hours, except during approved time off High school diploma or equivalent; state or local licensing as required The physical side of this role is real. You'll access all parts of the property regularly, interior and exterior, and handle light lifting up to 20 pounds independently. Routine local travel covers bank deposits and training. From a career standpoint, the Community Manager seat at a developer-owner company builds a different skill set than the same title at a fee management firm. You get exposure to how construction decisions affect operations, how lease-up transitions into stabilization, and how an ownership mentality shapes budget conversations. Those are transferable advantages when moving toward Regional Manager or asset management roles.
