A reputable and steadily growing Commercial General Contractor specializing in vertical construction is seeking a Commercial Construction Estimator (Ground-Up & Large-Scale Renovation) with 5+ years of experience estimating full-scope building projects.
This is strictly a commercial building role. We are not seeking residential, landscaping, restoration, or trade-only estimators.
This is a high-impact preconstruction position, not a back-office number crunching seat. The right individual will shape competitive bids on ground-up and major renovation commercial projects ranging from $5M-$30M+. Position Overview The Estimator will lead pricing efforts for full-scope commercial vertical construction projects , collaborating closely with ownership, preconstruction, project management, and subcontractors to develop complete, competitive, and profitable proposals. Projects may include medical office, retail, industrial, municipal, and tenant improvement work. Key Responsibilities - Prepare detailed conceptual budgets and hard-bid estimates for ground-up commercial buildings - Perform comprehensive quantity takeoffs across all CSI divisions - Solicit, scope, and level subcontractor bids for full building scopes - Develop and clarify scopes of work for structural, envelope, and interior trades - Identify value engineering opportunities - Analyze drawings, specifications, and bid documents - Participate in preconstruction meetings and client discussions - Lead bid turnover to operations teams Required Qualifications - 5+ years estimating for a Commercial General Contractor - Proven experience estimating full-scope vertical construction projects ($5M+) - Strong background in ground-up commercial buildings and major renovations - Experience pricing across structural concrete, steel, envelope, MEP, and interiors - Proficiency with Bluebeam, PlanSwift, OST, ProEst, Sage Estimating, or similar - Advanced Excel skills - Ability to independently review and interpret plans and specifications Residential-only, landscaping, restoration, or specialty subcontractor estimating experience will not be considered. Preferred - Construction Management, Engineering, or related degree - Experience in Design-Build, CMAR, or negotiated commercial projects Compensation & Growth - Competitive base salary (DOE) - Performance-based bonus - Full benefits package - 401(k) with company match - Advancement path to Senior Estimator or Preconstruction leadership Highly experienced Senior Estimators with a track record leading large or complex commercial bids are encouraged to apply.
