Maintenance Supervisor - Waterwalk at Shelter Cove

JOB DESCRIPTION Oversees and performs technical and mechanical work that ensures the inside and outside of buildings, grounds, amenities, and common areas meet Greystar’s cleanliness, appearance, safety, and functionality standards. Property Type: Garden – Stage: Stabilized – Unit Count: 240 Schedule: Monday‑Friday 8am‑5pm + rotating on‑call schedule RESPONSIBILITIES Assists and completes work orders from resident requests and routine upkeep, diagnosing problems and making repairs according to policy, procedure, safety standards, and code requirements. Oversees and completes the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor and contractor scheduling, supply procurement, task completion, and final inspection. Develops and maintains cleanliness standards for community grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas. Periodically inspects work performed by service team members, contractors, vendors, and other providers to assess effectiveness, verify quality, scope, and specifications, and develop corrective action plans as needed. Makes idle inventory of spare parts and maintenance materials, coordinates with the Community Manager on supply orders, and stays within budgetary guidelines. Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Assists the Community Manager in developing budgets for regular repairs and maintenance, as well as capital projects. Supports cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, avoiding waste of materials and supplies, and using tools and equipment correctly. Conducts scheduled Greystar safety meetings, maintains current MSDS sheets, and stays up‑to‑date on OSHA and other safety laws and requirements to ensure compliance. Demonstrates customer service skills by treating residents with respect, answering questions, responding to complaints about maintenance services, and handling assigned work orders with efficiency and urgency. BASIC KNOWLEDGE & QUALIFICATIONS High school diploma, GED, or related experience and training. Experience in property management maintenance, building maintenance, or related trade. Must provide own hand tools (unless prohibited by state law) and be knowledgeable in the safe use of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices. Ability to apply logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication skills to interact effectively with residents, clients, team members, and other business contacts, responding courteously and staying calm when resolving issues. Ability to read, write, and communicate effectively, representing company management, answering questions related to departmental operating policies. Proficiency in internet, word processing, spreadsheet, and database management programs to maintain records and provide information for management; property management system experience preferred. Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions for financial, administrative, and legal documents. SPECIALIZED SKILLS EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system to test system pressures or handle refrigerants. All certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on the property, if applicable. TRAVEL / PHYSICAL DEMANDS Must stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Must work inside and outside in all weather conditions. Must be able to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Local, routine travel may be required for meetings, training, or other duties. Must work a flexible schedule, including evenings, weekends, and holidays. COMPENSATION AND BENEFITS Hourly range: $32.00 - $34.00 Eligible for quarterly or annual bonus programs for corporate positions; weekly, monthly, or quarterly bonuses for onsite property positions.
