Job Description
Job Description
Position Summary
Bennett Heat Treating & Brazing Co., Inc. is seeking an experienced and self-directed Maintenance Manager to oversee all production-equipment and facility-maintenance activities.
Although the title is Maintenance Manager, this is an individual-contributor position with no direct reports . The successful candidate will personally troubleshoot, repair, inspect, and maintain electrical and mechanical systems throughout the facility. A strong Maintenance Technician or Maintenance Supervisor who is ready to assume full ownership of the maintenance function may be considered.
This position works frequently with 480V electrical systems, DC voltage, water pumps, vacuum pumps, furnace elements, fans, hydraulics, and other industrial equipment. The Maintenance Manager will also maintain repair records, manage preventive maintenance activities, monitor MRO inventory, assist with quality and safety initiatives, and support corrective actions.
The current maintenance workload is approximately 40% preventive maintenance and 60% emergency or corrective repair. A major objective of this position is to improve the established maintenance program and move the facility toward a more preventive and reliability-focused model.
Electrical Maintenance and Troubleshooting
- Diagnose, troubleshoot, and repair electrical failures affecting production and facility equipment.
- Work safely with electrical systems operating at up to 480V AC , as well as DC-voltage systems.
- Inspect electrical components, wiring, connections, motors, controls, switches, relays, contactors, heating elements, and related equipment.
- Use appropriate testing equipment to identify electrical faults.
- Replace defective electrical components according to applicable safety requirements.
- Identify recurring electrical failures and recommend permanent corrective actions.
- Report unsafe electrical conditions immediately.
- Coordinate specialized electrical work with qualified contractors when required.
- Maintain accurate documentation of electrical repairs and recurring problems.
Electrical issues are currently the most common type of maintenance emergency within the facility.
Mechanical Maintenance
- Troubleshoot and repair mechanical systems and production equipment.
- Maintain water pumps, vacuum pumps, furnace elements, fans, motors, hydraulic equipment, and related components.
- Inspect equipment for wear, vibration, leaks, overheating, unusual noise, and other signs of mechanical failure.
- Repair or replace defective bearings, seals, motors, belts, pumps, fans, valves, and mechanical components.
- Support alignment, adjustment, lubrication, and replacement activities.
- Evaluate whether equipment should be repaired, rebuilt, or replaced.
- Reduce repeat failures through root-cause analysis and corrective action.
- Maintain orderly tools, parts, and maintenance work areas.
Vacuum Furnace Maintenance
- Perform routine and corrective maintenance on vacuum furnaces and related systems.
- Support the maintenance of vacuum pumps, heating elements, fans, controls, and supporting equipment.
- Investigate vacuum leaks, heating issues, electrical faults, and equipment-performance concerns.
- Coordinate furnace downtime and repairs with Operations and Production.
- Learn facility-specific furnace systems through company-provided on-site training.
- Maintain accurate records of furnace inspections, repairs, and preventive maintenance activities.
Previous vacuum furnace experience is a strong advantage but is not required. The company will provide on-site training to a candidate with strong transferable electrical and mechanical skills.
Preventive and Predictive Maintenance
- Maintain and improve the established preventive maintenance program.
- Schedule preventive maintenance according to equipment condition, manufacturer recommendations, usage, production priorities, and operational risk.
- Coordinate maintenance activities with Operations and Quality.
- Complete inspections, lubrication, adjustments, component replacements, and other scheduled tasks.
- Track recurring failures and adjust maintenance intervals when appropriate.
- Apply predictive maintenance methods when practical.
- Reduce dependence on emergency repairs by identifying issues before equipment failure.
- Maintain preventive maintenance records and completion logs.
- Recommend improvements that increase equipment reliability and service life.
The facility currently operates at approximately a 40% preventive and 60% reactive maintenance mix. The long-term goal is to move toward a predominantly preventive maintenance model.
Production Equipment Repair
- Respond promptly to production-equipment failures.
- Determine the cause, scope, and operational impact of equipment problems.
- Prioritize repairs based on safety, production requirements, quality risks, and equipment criticality.
- Communicate estimated downtime and repair status to Operations and Production.
- Complete emergency and corrective repairs safely and efficiently.
- Test equipment after repairs to confirm safe and reliable operation.
- Monitor recently repaired equipment for recurring problems.
- Escalate concerns when specialized vendor or contractor support is required.
Facility and Building Maintenance
- Schedule and complete routine and emergency facility maintenance.
- Inspect building systems and infrastructure for safety and operational concerns.
- Coordinate repairs involving utilities, lighting, electrical systems, mechanical systems, plumbing, HVAC, and structural components.
- Support general maintenance throughout the industrial facility.
- Coordinate qualified vendors and contractors when specialized services are required.
- Monitor contractor work for safety, quality, and completion.
- Maintain documentation related to building repairs and facility-service activities.
MRO Inventory and Maintenance Planning
- Maintain an organized inventory of maintenance, repair, and operations parts.
- Identify critical spare parts for production equipment.
- Monitor stock levels and reorder points.
- Help prevent production delays caused by unavailable replacement parts.
- Plan repairs by identifying necessary labor, tools, components, materials, and contractor support.
- Coordinate with purchasing and approved vendors to obtain parts.
- Evaluate component cost, availability, quality, and lead times.
- Maintain organized maintenance storage and work areas.
- Document part usage and replacement history.
Quality Management System Support
- Perform maintenance activities in accordance with machine and Quality Management System requirements.
- Maintain complete and accurate repair and preventive maintenance records.
- Work with Quality personnel when equipment performance may affect product quality.
- Support internal, customer, supplier, and external audits.
- Assist with corrective action requests related to equipment, facilities, processes, or safety.
- Participate in root-cause analysis.
- Implement and document approved corrective actions.
- Provide maintenance records and supporting documentation during reviews and audits.
Safety, Health, and Environmental Support
- Follow all workplace safety requirements and industrial maintenance procedures.
- Identify and help resolve health, safety, and environmental concerns.
- Apply lockout/tagout and hazardous-energy-control procedures.
- Report unsafe equipment, working conditions, or operating practices.
- Ensure equipment is properly shut down and secured before maintenance.
- Coordinate repairs for conditions that create safety or environmental risks.
- Help ensure contractors follow facility safety requirements.
- Promote safe work practices throughout the maintenance function.
Maintenance Documentation
- Maintain accurate daily maintenance logs.
- Document equipment failures, troubleshooting steps, completed repairs, replacement parts, downtime, and follow-up actions.
- Maintain preventive maintenance schedules and completion records.
- Track open maintenance requests.
- Record recurring equipment problems and corrective measures.
- Provide management with updates regarding equipment condition and maintenance priorities.
- Maintain records required for quality, safety, and audit purposes.
Process Improvement and Training
- Identify opportunities to improve equipment reliability, workflow, safety, and production efficiency.
- Recommend solutions for recurring equipment or facility problems.
- Participate in process-improvement initiatives.
- Help standardize maintenance procedures and documentation.
- Train employees on equipment care, basic troubleshooting, operating considerations, and maintenance-related safety when appropriate.
- Share technical knowledge with Operations, Production, and Quality personnel.
- Support the development of a preventive maintenance culture.
