About the Position Avenue5 Residential is seeking a skilled maintenance technician to handle a broad range of apartment and property maintenance duties. The technician will focus on maintaining high standards of customer service and curb appeal at the assigned property. Responsibilities Perform repairs and maintenance to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds. Execute general carpentry tasks: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair. Carry out proactive preventative maintenance: siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more. Maintain the work order system, ensuring all orders are completed timely and to company standards. Inspect property grounds, buildings, and common areas for safety, cleanliness, and maintenance needs. Assist with emergencies such as snow removal, inclement weather, fires, and floods. Communicate promptly with leadership regarding all maintenance issues. Promote safety and risk management in accordance with local, federal, state, and company rules and regulations. Participate in emergency on‑call/after‑hours assignments and adhere to established response times. Maintain customer satisfaction by upholding cleanliness and curb appeal and interacting courteously with residents. Build positive relationships with residents, other properties, and associated agencies. Maintain a professional demeanor and appearance at all times. Adhere to all components of the company risk management program. Education and Experience High school diploma or equivalent required. At least one year of experience in the property management industry or a directly related field. General maintenance and carpentry skills required. Skills and Requirements Valid driver’s license, clean driving record, and current auto insurance. English reading, writing, and comprehension skills. Basic office skills: telephone, fax, printer, copier, and key‑track system. Excellent customer service and interpersonal skills. Strong organizational and time‑management skills. Ability to multi‑task. Basic mathematical ability. Conflict de‑escalation skills for handling angry or difficult people. Maintain confidentiality. Professional appearance and compliance with uniform policy. Compliance with all safety requirements.
