Job Title

Sea Mar Community Health Centers is seeking a dedicated individual for the position of Facility Maintenance.

Position Summary:

Responsible for the daily upkeep of the facilities to ensure a safe, sanitary and attractive environment for patients, clients and employees. Performs janitorial and maintenance tasks following general health and safety guidelines.

Duties and Responsibilities:

• Performs simple repetitive tasks to maintain the center's facilities in a sanitary, orderly, safe and attractive condition.
• Cleans facilities by washing furnishings, floors and equipment with special cleaning solutions and disinfectants to prevent the spread of disease.
• Uses dust cloths and vacuum cleaner to dust windowsills, blinds, floors and furniture.
• Empties trash baskets and arranges furniture and equipment in an orderly fashion.
• Scours and polish sinks, tubs, mirrors and similar furnishings.
• Replenish supplies of soap, towels and other dispensable items.
• Maintains and cleans equipment such as mops, buckets, cleaning solutions, vacuum cleaner and utility carts.
• Performs a variety of maintenance and handiwork duties for the center.
• Reports any mechanical failures or negative conditions to their supervisor.
• Observes all safety precautions while performing duties and requests assistance when carrying or moving heavy objects.
• Performs variety of simple repairs, which will require some knowledge of plastering, plumbing, carpentry, painting and electrical work.

Performance Requirements:

Building Maintenance:

• Swept and mopped all flooring daily.
• Stripped and waxed floors on a regular basis, at least quarterly.
• Vacuumed carpeted floors daily and shampooed at least quarterly.
• Maintained and repaired all lighting fixtures immediately.
• Dusted permanent fixtures regularly to prevent dirt accumulation.
• Disinfected and maintained bathrooms daily.
• Observed special attention to procedures for the removal and disposal of biohazard waste.
• Inspected smoke alarms, exit signs, and building security quarterly.
• Checked heating and ventilation at least monthly.
• Repaired damaged materials, supplies, and equipment immediately.
• Inspected and maintained hallways, offices, examination rooms, counseling rooms, bathrooms, lounges, storage and utility rooms.
• Ordered supplies for efficient maintenance of all facilities through the Sea Mar Community Health Center Purchasing Agent.
• Maintained and provided a regular inventory of maintenance supplies and equipment to the site manager on a monthly basis.
• Responded and assisted in the extermination of ants, termites and rodents as appropriate unless an outside vendor has been approved.
• Inspected and maintained sites that have basements regularly.
• Inspected and maintained sites using water pumps to maintain their basements clear of water at least quarterly.

Outdoors Facility Maintenance:

• Maintained facilities and grounds clear of debris, free of hazards, or other impediments that would cause damage or injury to its staff, clients and visitors.
• Trimmed, mowed, weeded, watered, fertilized and maintained grass, shrubbery, trees and flowers on a regular basis.
• Removed potentially dangerous items, trees, shrubs or equipment expeditiously from the premises as allowed by local city or county ordinances.
• Inspected and maintained roofs regularly.
• Removed snow and debris from sidewalks, causeways and other pedestrian traffic areas.
• Inspected outside windows, gutters, lighting fixtures, plumbing and entryways regularly.
• Dug ditches around buildings properly to prevent drainage problems.

• High school diploma or general education degree (GED) preferred.
• No formal experience is required for this job however; experience may be substituted for education.
• On the Job Training is provided.
• Driver's license, auto liability insurance and an automobile are required.
• Ability to read, comprehend and follow simple oral and written instructions.
• Ability to write short, simple correspondence, and memos.
• Ability to add, subtract, multiply, and divide simple math.
• Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
• Must have a TB test annually.

Physical Demands:

While performing the duties of this job, the employee is regularly required to stand, walk, use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. The employee frequently is required to stoop, kneel, crouch, or crawl. The employee is occasionally required to sit and climb or balance. The employee must regularly lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

Work Environment:

While performing the duties of this job, the employee may be exposed to unsanitary conditions, and outside weather. The noise level in the work environment is usually moderate.
