Position Overview

The Compliance Specialist ensures that all affordable housing communities within our portfolio remain in full compliance with federal, state, and local program regulations. This position supports on-site and regional teams by reviewing resident files, training staff, and maintaining the integrity of each property’s compliance documentation. The ideal candidate is detail-oriented, knowledgeable about affordable housing programs, and passionate about helping communities stay compliant and successful.

Key Responsibilities

• Review resident applications, income certifications, and annual recertifications for accuracy and compliance with LIHTC, HUD, Section 8, and other affordable housing program requirements.
• Conduct periodic audits of resident files and compliance records to ensure they meet program and company standards.
• Support property and leasing teams by providing guidance on eligibility, income verification, and rent calculations.
• Track and respond to audit findings, regulatory notices, and file corrections within required deadlines.
• Maintain organized, accurate, and up-to-date digital and physical compliance records.
• Assist in preparing and submitting required compliance and occupancy reports to state and federal agencies.
• Stay informed on changes to affordable housing laws, program rules, and Fair Housing regulations.
• Provide compliance training and support to site teams to ensure consistent practices across all communities.
• Collaborate with property management and regional leadership to resolve compliance concerns and improve processes.

Qualifications

• Education: High school diploma or GED required; Associate’s or Bachelor’s degree in Business, Property Management, or related field preferred.
• Experience: 2+ years of experience in affordable housing compliance or property management, with strong knowledge of LIHTC and other affordable housing programs.
• Understanding of HUD, IRS Section 42, Fair Housing, and local housing regulations.
• Excellent organizational skills and attention to detail.
• Strong communication and interpersonal skills with the ability to support and train on-site teams.
• Proficiency in property management software (Yardi, RealPage, OneSite, etc.) and Microsoft Office Suite.
• Ability to prioritize multiple tasks and meet critical deadlines.
