A deep understanding of the local and regional market is essential, as is a proven ability to build relationships with brokers and property owners. This role involves identifying and evaluating acquisition and development opportunities, validating financial models, and collaborating with internal teams to ensure timely deal closures. The ideal candidate will be a creative problem-solver. Daily tasks include sourcing and tracking prospects, presenting updates to executives, conducting market research, and preparing investment analyses. A strong grasp of market trends is crucial.Identify and secure new investment and development opportunities to build a robust acquisition pipeline that aligns with the company's growth and expansion goals.Proactively target prospects in key neighborhoods by leveraging deep local market expertise and fostering strong relationships with property owners and brokers through consistent networking and follow-up.Conduct market research, including lease and sale comparisons, broker insights, and historical project data, to validate underwriting assumptions.Explore and evaluate potential new markets for future expansion.Maintain a detailed acquisition pipeline report and provide regular updates to senior leadership on deal progress, offering strategic recommendations for pursuit activities.Perform financial analysis on prospective acquisitions based on established program criteria.Draft letters of intent, outline key transaction terms, and negotiate purchase agreements.Coordinate due diligence efforts with internal development teams once a property is under contract, ensuring a smooth transition through the acquisition process.
