Summary: We're hiring a Controller for the Property Management Group at a commercial real estate investment firm near Nashua, NH — a net-new role driven by company growth. This person will own full-cycle accounting for a portfolio of NNN government-leased properties, bridging property-level operations and corporate finance across budgeting, cash management, and audit/tax coordination, while leading a team of 3 (AP/AR and a GL Accountant). Yardi experience is required, CPA is preferred but not required, and government lease experience is a plus. It's a direct hire role with a base of $125k-$165k plus a discretionary bonus (recently $20k-$60k+), hybrid for local candidates (two days/week onsite). What You’ll Own Oversee full-cycle accounting for a portfolio of NNN government-leased properties. Review and approve monthly, quarterly, and annual financial statements. Analyze portfolio operating results and financial variances. Lead annual budgeting and ongoing forecasting processes. Partner with property managers on lease administration, tenant billing, reconciliations, and financial performance. Manage property-level cash flow, collections, disbursements, and reserve balances. Maintain banking relationships and ensure proper segregation of funds. Implement and strengthen internal controls to safeguard assets. Supervise and develop property accounting staff. Establish standard operating procedures and drive process improvements. Coordinate audits, regulatory reviews, and tax reporting support. Ensure compliance with US GAAP and company policies. Must-Haves Bachelor’s degree in Accounting, Finance, or related field. 7–10+ years of progressive accounting or finance experience within commercial real estate. 3–5+ years of experience leading and developing accounting teams. Strong knowledge of real estate accounting principles and financial reporting. Hands‑on experience with property management and accounting systems such as Yardi, MRI, or similar platforms. Advanced Excel skills with financial modeling experience. Experience supporting audits, internal controls, and US GAAP compliance. Nice to Have Experience working within a real estate investment platform. Background supporting investor reporting and property-level allocations.
