This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role involves all activities related to leasing new residents, ensuring resident satisfaction during the lease term, and securing lease renewals. Responsibilities Perform all sales and leasing activities to achieve community revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, performing credit and criminal background checks, preparing lease documents, and ensuring a smooth move‑in. Inspect apartments prior to move‑in, ensuring they are move‑in ready and schedule any necessary maintenance with the team. Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans and goals while following company policies on concessions and specials. Design and execute marketing activities that drive traffic to the community, such as resident referral programs, employer outreach, internet marketing on platforms like Craigslist and Facebook, and community‑specific campaigns. Use on‑site property management software (e.g., OneSite, Yardi) to track availability, record leasing activities, manage resident data, and capture demographic information. Maintain show‑unit quality by inspecting the marketing corridor, communicating maintenance needs, and ensuring leasing office readiness for daily activities. Follow up with prospects and new residents to ensure satisfaction through emails, thank‑you notes, or phone calls, and finalize lease or renewal decisions. Support the lease renewal program by preparing renewal letters and packages, contacting residents before move‑out dates, and ensuring documents are signed and implemented on time. Respond promptly and courteously to resident and owner concerns, documenting and conveying requests to the appropriate parties. Licenses & Certifications All required state and local licenses and certifications must be held. Valid driver’s license is required to operate a golf cart on property. Physical Demands Employees must be able to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work may be performed inside and outside in all weather conditions and may involve lifting up to 50pounds with assistance. Flexibility to work evenings, weekends, and holidays is required. Compensation & Benefits Base salary plus bonus opportunities: quarterly or annual bonuses for corporate positions, and weekly, monthly, or quarterly bonuses for onsite property positions.
