Job Summary Ensures that vacant units meet the established quality standards for re‑leasing by performing technical and mechanical work that ensures the timely turn of all vacant apartment homes to market‑ready condition that meets the Company’s standards for occupancy. Responsibilities Complete all needed repairs and improvements to apartment homes prior to resident move‑in by following the community’s make‑ready checklist. Caulk and seal windows, sink areas, toilets, bathtubs, and showers as needed. Inspect all sheetrock for damage, and repair or replace as required. Perform touch‑up paint on vacant and occupied units as directed by the Service Supervisor or Community Manager. Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed. Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, conserving materials and supplies, and using tools and equipment appropriately. Complete the make‑ready checklist and all other required maintenance documentation in a timely manner as required by the Supervisor or Manager. Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required training on OSHA and other safety requirements, and reporting accidents and incidents promptly and accurately. Demonstrate customer‑service skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency. Physical Demands Ability to stand, walk, and/or sit for extended periods of time; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. May be required to work a flexible schedule, including evenings, weekends, and holidays. Rare or regular travel may be required to assist other properties, attend training, or attend business meetings. Compensation The hourly range for this position is $18.50 - $20.50. In addition to base pay, the role may be eligible for quarterly or annual bonus programs (corporate positions) or weekly, monthly, or quarterly bonus programs (onsite property positions).
