This is a high-visibility, fast-paced role that demands active  preventative maintenance and immediate  remedial cleaning . Key Responsibilities & Technical Workflows

• Asset Image & Grounds Policing: Maintain 100% visual appeal of all high-traffic exterior common areas, including concrete walkways, pedestrian breezeways, courtyards, and property entry points. Utilize commercial blowers, sweepers, and tools to mitigate debris.

• Restroom Sanitation & Chemical Safety: Execute rigorous hourly sanitation cycles in public restrooms. Clean, disinfect, and polish all fixtures (toilets, urinals, mirrors, sinks, and floors). Maintain strict adherence to  OSHA standards and  SDS (Safety Data Sheets)for chemical dilutions and surface-safe disinfection.

• High-Touch Point Disinfection: Perform continuous sanitization sweeps of high-contact surfaces (handrails, door hardware, waste receptacles, outdoor benches, and dining tables) using industrial-grade virucides.

• Incident Response & Risk Mitigation: Respond immediately to liquid spills, biohazards, and property messes. Deploy  slip-and-fall prevention protocols (proper wet-floor signage and immediate moisture extraction) to minimize property liability.

• Digital Facilities Reporting: Act as the "eyes and ears" on-site. Proactively identify and log facility defects—including structural hazards, vandalism, lighting outages, or asset damage—directly into our digital tracking system for the  Dedicated Account Manager .

• Waste Streams Management: Conduct systematic trash rotations, replace heavy-duty liners, and maintain pristine, sanitary conditions around centralized commercial waste enclosures.

• Operational Handoff Continuity: Formally document and pass daily shift logs to the incoming night janitorial crew to maintain seamless, 24/7 Service Level Agreements (SLAs).

Mandatory Qualifications & Core Competencies (Knock-Out Criteria)

• Experience: Minimum 1–2 years of verifiable experience in  commercial cleaning, day porter operations, corporate janitorial work, or industrial groundskeeping is highly preferred. (We will train candidates who demonstrate exceptional aptitude).

• Bilingual Proficiency: Professional fluency in  English and Spanish is highly preferred to interface effectively with diverse tenants, corporate management, and guests.

• Physical Endurance: Proven ability to work continuously outdoors in extreme Texas weather conditions (heat, humidity, cold, wind). Must be able to remain on your feet (walking/standing) for an entire 8-hour shift and safely lift/move up to 50 lbs unassisted.

• Compliance & Vetting: Must pass a comprehensive criminal background check and pre-employment drug screening.

• Core Attributes: Exceptional punctuality (zero-tolerance attendance policy), meticulous attention to detail, and the ability to work independently under strict operational timelines.

• Professional Presentation: Must strictly adhere to the Monarca uniform policy, maintaining a neat, groomed appearance and wearing company-branded apparel and ID badges at all times.
