We are currently seeking an experienced and dependable Apartment Maintenance Supervisor to oversee five multiple residential properties and manage the maintenance team. This position will report directly to the Property Manager and will oversee the daily maintenance operations of each community.

The Maintenance Supervisor will work hands-on alongside the maintenance team while helping coordinate work orders, apartment turnovers, preventive maintenance, staff assignments, and property repairs. The ideal candidate will have strong maintenance knowledge, leadership skills, and the ability to keep projects organized and moving forward.

• Supervise and support maintenance technicians and other assigned staff
• Assign, prioritize, and monitor daily work orders
• Ensure work orders are completed in a timely and professional manner
• Coordinate and assist with vacant apartment turnovers
• Inspect completed work to ensure quality and safety standards are met
• Perform and oversee routine preventive maintenance
• Assist with repairs inside apartments and throughout common areas
• Train and develop maintenance team members
• Maintain appropriate inventory of tools, equipment, and maintenance supplies
• Identify and communicate major maintenance concerns to the Property Manager
• Help ensure the properties remains clean, safe, and well maintained
• Respond professionally to resident maintenance concerns
• Assist with emergency and after-hours maintenance issues when required
• Enforce company policies, safety procedures, and maintenance standards

• Previous apartment, property, or building maintenance experience
• Previous supervisory or team-lead experience preferred
• Strong knowledge of HVAC, plumbing, electrical, carpentry, and preventive maintenance
• Ability to organize assignments and manage multiple priorities
• Strong communication and problem-solving skills
• Ability to work as part of a team
• Valid driver’s license and vehicle
• Must have own tools
