Residential Construction Project Manager
This is a hands-on field position responsible for managing residential construction projects from pre-construction handoff through final completion and client turnover. The ideal candidate has strong residential construction knowledge, understands proper construction sequencing, can effectively manage subcontractors and crews, communicates professionally with clients, and takes full ownership of keeping projects on schedule, on budget, and built to OSSC Construction's quality standards. Key Responsibilities Project Management & Field Operations Take ownership of assigned projects from the initial project handoff through final completion. Review the approved contract, scope of work, plans, specifications, selections, budget, and project schedule before construction begins. Conduct regular jobsite visits to monitor progress, workmanship, cleanliness, safety, and overall project conditions. Develop and maintain detailed construction schedules for each assigned project. Coordinate the proper sequence of trades and construction activities to prevent unnecessary delays. Ensure labor, subcontractors, materials, equipment, and inspections are properly coordinated. Identify potential problems early and develop solutions before they affect the project schedule or budget. Maintain detailed documentation of project progress, site conditions, decisions, and issues. Subcontractor & Crew Management Schedule and coordinate subcontractors, vendors, and internal construction crews. Clearly communicate scopes of work, schedules, expectations, and project requirements to each trade. Verify subcontractors understand their complete scope before beginning work. Hold subcontractors and crews accountable for quality, schedule, cleanliness, and completion of their assigned work. Inspect completed work before approving it as complete. Identify deficient or incomplete work and ensure corrections are completed promptly. Coordinate subcontractor callbacks, corrections, and punch-list work when necessary. Maintain strong professional relationships with subcontractors while protecting the company's project requirements and standards. Scheduling & Project Deadlines Create and continuously manage project schedules from start through completion. Confirm upcoming subcontractors, inspections, deliveries, and material requirements in advance. Maintain look-ahead schedules to prevent downtime between trades. Track project milestones and immediately address items that could cause delays. Communicate schedule changes to the appropriate team members and clients. Take ownership of keeping assigned projects moving forward and completing them within the established timeline. Budget & Cost Control Understand the approved project budget and monitor project costs throughout construction. Review subcontractor pricing and project expenses against established budgets. Identify potential cost overruns before commitments are made whenever possible. Coordinate with the estimating and management teams when additional or unforeseen work is discovered. Ensure additional work outside the contracted scope is properly documented before proceeding. Help protect project profitability through proper planning, scheduling, purchasing, and subcontractor management. Review invoices, subcontractor bills, and project expenses for accuracy when required. Client Communication Serve as a primary point of contact for clients during the construction phase. Maintain professional, proactive, and consistent communication with homeowners. Provide clients with regular updates regarding project progress, upcoming work, inspections, selections, and scheduling. Address client questions and concerns professionally and work toward timely resolutions. Clearly distinguish between contracted work and additional work requested by the client. Communicate potential delays, unforeseen conditions, or project issues promptly rather than waiting for the client to discover them. Maintain a professional client experience throughout construction. Quality Control Inspect work throughout each phase of construction rather than waiting until project completion. Verify installations are completed according to plans, approved scopes, manufacturer requirements, and applicable construction standards. Identify workmanship issues early and require corrections before subsequent trades proceed. Verify finish details meet company quality expectations. Maintain jobsite cleanliness and organization throughout construction. Develop and manage project punch lists and ensure all items are completed before final turnover. Plans, Inspections & Construction Coordination Read and understand construction plans, architectural drawings, structural plans, specifications, and scopes of work. Coordinate required inspections and ensure the project is prepared before inspectors arrive. Work with subcontractors to address inspection corrections when necessary. Coordinate field conditions that require clarification with management, designers, engineers, or other appropriate parties. Verify construction is proceeding according to approved plans and project requirements. Materials & Deliveries Coordinate material requirements with the construction schedule. Verify long-lead materials and owner selections are identified early enough to avoid delays. Confirm materials are ordered and delivered before they are required in the field. Inspect major deliveries for damage, shortages, or incorrect materials. Coordinate with the office, vendors, and subcontractors regarding material requirements and delivery schedules. Change Orders & Additional Work Identify work that falls outside the original contracted scope. Document unforeseen conditions and client-requested changes with photos, measurements, and detailed information. Communicate additional work requirements promptly to the estimating/office team so a change order can be prepared. Do not authorize significant additional work without proper company approval and required client authorization. Ensure approved change-order work is incorporated into the project schedule and properly completed. Project Closeout Conduct detailed project inspections before requesting final client walkthroughs. Prepare and manage comprehensive punch lists. Coordinate subcontractors and crews to complete remaining items promptly. Verify final inspections and required corrections are completed. Ensure the project is professionally cleaned and ready for turnover. Conduct or participate in the final client walkthrough. Ensure project documentation, photos, warranties, and closeout information are properly organized. What We're Looking For We are looking for someone who takes ownership of their projects. This position is not simply scheduling subcontractors from an office. The Project Manager must understand residential construction, regularly visit jobsites, identify problems, maintain quality standards, communicate with clients, and actively drive each project toward completion. Core Skills Strong residential construction knowledge Strong project-management and leadership skills Excellent understanding of construction sequencing and trade coordination Ability to read plans, specifications, and detailed scopes of work Ability to manage multiple residential projects simultaneously Strong subcontractor and crew-management skills Ability to identify construction problems and develop practical solutions Strong scheduling and organizational skills Understanding of project budgets and cost control Strong quality-control mindset Professional client communication skills Strong problem-solving and decision-making abilities Excellent follow-up and accountability Ability to work independently while communicating effectively with management Qualifications Bilingual English and Spanish - REQUIRED Strong professional communication skills in both English and Spanish Previous residential construction project-management experience - REQUIRED Experience managing remodels, additions, ADUs, or residential new construction Strong knowledge of residential construction methods, materials, and trades Experience managing subcontractors and construction crews Ability to read architectural and structural plans Understanding of inspections and residential construction requirements Experience with construction scheduling and project-management software Proficiency with computers, email, spreadsheets, CRM, and project-management systems Construction Management, Architecture, Engineering, or related education is a plus, but hands-on construction experience is highly valued Requirements Ability to travel between multiple project sites throughout the workday Reliable transportation Valid driver's license Reliable phone and computer Ability to spend significant time in the field and on active construction sites Strong organizational and time-management skills Self-motivated and able to work independently Ability to manage multiple projects, subcontractors, clients, and deadlines simultaneously Ability to respond quickly when project issues arise Professional appearance and communication when interacting with clients Compensation $75k Salary + BonusVacancy posted 4 days ago
