Maintenance III

Target Hospitality

Position: Maintenance III
Reports to:
Maintenance Supervisor
Level:
Hourly
Schedule:
6 weeks on / 2 weeks off rotation, or as per manager’s discretion and business needs

SCOPE

Responsible for performing routine and extensive preventative maintenance and repair procedures on buildings, mechanical equipment, and utility systems.

WHO WE ARE

Target Hospitality is a leading provider of specialty rental and hospitality services, delivering turnkey workforce housing, culinary, and facility management solutions to remote and challenging environments across North America. We take pride in building not just accommodations, but communities — and that same commitment to people extends to our own team.

We believe that a great guest experience starts with a great employee experience, and we invest in the people who make that happen every day.

PRIMARY RESPONSIBILITIES

  • Accountable and responsible for maintaining a safety culture, following all SOPs, JSAs, and policies and procedures as set out by Target Hospitality.
  • Identify and correct building and equipment problems by performing carpentry, electrical, plumbing, painting, and HVAC work — maintaining buildings and equipment in safe condition, preventing degradation of property and systems, and preventing failures that would cause a reduction in service.
  • Perform preventive maintenance procedures on building mechanical equipment on a scheduled basis.
  • Oversee vendors and contractors to confirm work is correctly performed and completed on time, that the correct materials are used, and that procedures meet state requirements — by reviewing plans and specialized drawings and using work orders, estimates, and visual inspection.
  • Repair, modify, construct, fabricate, install, and maintain building structures and equipment — including roofs, floors, walls, ceilings, foundations, generators, HVAC equipment, and compressors — to provide safe conditions.
  • Complete daily, weekly, and monthly inspections on buildings and equipment, follow maintenance procedures, and maintain records of scheduled maintenance.
  • Repair various equipment and materials, including replacement of electronics, painting, cleaning, HVAC, carpentry, and wiring.
  • Maintain electronics including but not limited to refrigerators, television sets, air conditioners, and lift stations.
  • Remove blockages from restroom and kitchen facilities to restore the flow and drainage of waste water and products.
  • Hang, patch, texture, and paint sheetrock and drywall to cover, repair, or create various finishes on framed, existing, or damaged walls.
  • Replace and repair ceiling tiles and ceiling grid systems to correct damaged, stained, or broken tiles.
  • Refurbish chairs, tables, doors, windows, and counters to keep them maintained over the long term.
  • Ensure safety equipment such as fire alarms and fire extinguishers is in place and in working condition.
  • Respond to emergency maintenance requests as required.
  • Perform outside custodial duties such as snow removal as required.
  • Exceed our guests’ needs by providing world-class customer service.
  • Attend all safety meetings and participate in Target Hospitality emergency response procedures.
  • Additional duties may be assigned by a supervisor or manager.

PHYSICAL DEMANDS

  • Stand for long periods of time, up to 12 hours or more, with scheduled breaks.
  • Short- and long-distance walking required.
  • Use of stairs and step stools.
  • Use force when pushing and pulling carts that weigh on average 50 lbs.
  • Must be able to crouch, bend neck, back, and torso from waist to floor, and must be able to twist from left to right and right to left.
  • Frequently lift an average weight of 25 lbs with a maximum of 50 lbs. Where weights may exceed 50 lbs, the assistance of another person or a lifting aid is mandatory.
  • Frequently reach below waist, waist to shoulder, and above shoulder, with frequent neck, back, and torso twisting from left to right without restriction.
  • Perform repetitive movements at the wrist, including side to side and up or down, and multiple grasps of an average of 10 lbs with a maximum of 25 lbs.
  • Simple, power, and fine finger manipulation for the duration of an average 12-hour shift.

WORKING CONDITIONS AND ENVIRONMENT

  • Ability to hear and understand verbal instruction as well as other sounds such as safety alarms and signals.
  • Must be able to see without impairment for inspection purposes, and able to read small text such as product warning labels.
  • Exposure to extreme hot and cold environments.
  • Ability to work within a rotational schedule of 6 weeks on and 2 weeks off, or as per manager’s discretion and business needs.
  • Ability to work safely and navigate within small, close quarters and congested areas.
  • May be exposed periodically to elevated noise and surroundings.

SKILLS AND KNOWLEDGE REQUIRED

  • Occupational Safety and Health Administration (OSHA) guidelines regarding safety practices.
  • Local, state, and federal carpentry codes, to perform installation, maintenance, and repair work that meets code requirements.
  • Local, state, and federal electrical codes, to perform installation, maintenance, and repair work that meets code requirements.
  • Local, state, and federal heating, ventilation, and air-conditioning (HVAC) codes, to perform installation, maintenance, and repair work that meets code requirements.
  • Electrical principles and theories.
  • Plumbing systems and operations.
  • Lighting fixtures, including those for emergency egress routes.
  • Proper use and hazards of chemical materials, such as paints, wood primers, roof coatings, and caustic acids.
  • Estimating, costing, and ordering materials to complete work assignments.
  • Arithmetic to calculate amounts of materials needed and to measure materials to be laid out, cut, shaped, threaded, and joined.
  • Methods and techniques required in lifting, moving, stacking, storing, and protecting tools, equipment, and materials.
