TerraFlex is a newly established, private-equity-backed operating platform focused on building a large portfolio of world-class industrial outdoor storage (“IOS”) properties. Its existing portfolio spans approximately 260 acres across six states and reflects a strategy of investing in large-scale IOS assets located in supply-constrained, infill locations within key logistics and maritime markets. Key Responsibilities:

The Director of Tenant Origination and Leasing will play a foundational role in building TerraFlex’s commercial platform, leading tenant origination, business development, and leasing efforts across a growing portfolio of IOS. As one of TerraFlex’s first hires, this individual will have the opportunity to help shape the company’s go-to-market strategy, build relationships across its target markets, and establish the leasing capabilities that will support the platform’s growth. This role will also serve as a key source of market intelligence, bringing real-time insights on tenant demand, market dynamics, and emerging opportunities to TerraFlex’s operating team and Green Courte’s asset management and acquisitions teams. Key responsibilities include:

• Directly originating tenant relationships and sourcing occupancy for TerraFlex's IOS portfolio by identifying, prospecting, and qualifying prospective tenants through direct outreach, industry networking, and market research, with the goal of reducing reliance on outside brokerage
• Developing asset-specific leasing strategies grounded in local market demand by identifying the tenant types (e.g., truck parking, trailer and fleet storage, contractor yards, maritime and port-related users, industrial service operations, etc.) most likely to need space in each submarket and concentrating outreach accordingly
• Developing and maintaining relationships with local brokers, tenants, and other industry participants across TerraFlex’s target markets
• Maintaining a live CRM or contact database tracking tenant and broker relationships, outreach history, and follow-up activity across all active markets.
• Traveling regularly to visit properties, meet with prospective tenants and brokers, and maintain current market intelligence
• Identifying and cultivating relationships with regional and national tenants that have multi-market leasing needs and can support the continued scaling of TerraFlex
• Own end-to-end lease economics analysis – including building and running NPV/IRR models, tenant credit underwriting, operating expense reconciliations, and market lease comparable studies - to structure and negotiate lease terms, renewals, expansions, and other tenant agreements in coordination with Green Courte’s asset management and legal teams
• Tracking market activity, tenant demand trends, competitive properties, and broker relationships to support portfolio performance and future investment activity
• Representing TerraFlex at industry conferences, networking events, and other business development opportunities
• Serving as a real-time market intelligence resource for Green Courte’s IOS acquisitions team providing on-the-ground feedback on tenant demand, rental rates, competitive positioning, and market conditions for potential new acquisitions

Experience and Qualifications:

• Bachelor’s degree preferred
• 5+ years of commercial real estate leasing, brokerage, or business development experience, preferably within industrial real estate, industrial outdoor storage, truck parking, trailer storage, maritime, logistics, transportation, or related sectors
• Demonstrated track record of directly originating tenant relationships and sourcing commercial lease transactions through proactive prospecting, industry networking, and targeted business development efforts
• Existing relationships within the IOS tenant and broker community strongly preferred
• Demonstrated ability to source and execute commercial lease transactions
• Strong interpersonal, networking, negotiation, and relationship management skills, with the ability to build long-term relationships with tenants, brokers, and industry participants
• Strong understanding of lease economics, tenant underwriting, operating expenses, market lease comparables, and commercial lease structures
• Ability to analyze local market conditions, identify tenant demand trends, and develop asset-specific leasing strategies
• Entrepreneurial mindset with a strong work ethic, high level of initiative, sound business judgement, and desire to operate in a performance-oriented environment
• Excellent written and verbal communication skills
• Experience utilizing CRM platforms or similar systems to manage prospect pipelines, business development activities, and customer relationships
• Ability to work independently with limited supervision in a fast-paced environment
• Willingness and ability to travel frequently (approximately 50%)
