Executive Director

Here’s the scoop :

The Executive Director holds full operational and financial accountability for a large-scale, Class A high-rise mixed-use community. The property is a multifamily community that serves both conventional and student renters, with leasing structures that reflect that mix, including traditional unit leases and a shared living program. The community also operates co-working space and retail. Its proximity to reputable, well-established universities gives the student-facing leasing program its own demand cycle, pricing logic, and occupancy rhythm that runs alongside conventional operations. Class A ownership carries a corresponding standard: the physical asset, the resident experience, and the team's execution are all expected to reflect that. This role owns asset performance from the top-down -- NOI, physical occupancy, leasing velocity, team development, capital planning, and tenant relationships are all within direct scope. The Executive Director is the on-site decision-maker and the primary point of accountability to ownership.

Core Accountabilities

Financial Performance & Asset Management

• Own and deliver NOI targets through disciplined revenue management, expense control, and accurate forecasting across all revenue lines -- residential leases, shared living, co-working, and retail.
• Maintain a clear view of performance across both conventional and student housing occupancy; shared living leasing operates on its own economic and seasonal cycle and demands its own performance benchmarks separate from conventional occupancy.
• Lead monthly financial performance reviews; monitor operating statements and variance against budget; take corrective action without escalation where possible.
• Control delinquency, collections, and expenditures to preserve net operating income.
• Partner with the Director of Facilities on Capital Improvement and Preventive Maintenance planning to protect and grow asset value.

Leasing & Occupancy

• Drive pre-lease and operational occupancy to established velocity thresholds across all unit types, including conventional and student.
• Own the community marketing plan end to end -- market analysis, campaign execution, and results tracking -- to meet or exceed budgeted occupancy across all residential product types.
• Manage the shared living program with a working understanding of its leasing structure, including individual liability, tiered pricing structures, and the seasonal demand patterns tied to local university academic calendars.
• Monitor market conditions alongside historical leasing data to adjust pricing and concession strategy in real time.
• Execute renewal and new lease campaigns; maintain strong renewal conversion rates to reduce occupancy erosion.
• Oversee variable leasing programs in coordination with any third-party operators; evaluate performance against conventional leasing economics and adjust strategy accordingly.

Team Leadership & Development

• Recruit, hire, and directly manage all on-site staff across leasing, marketing, co-working, hospitality, and facilities -- a team of 15 to 18 direct and indirect reports.
• Set clear performance expectations; conduct regular reviews; develop internal talent and manage performance issues decisively.
• Maintain active contingency plans for key roles; build a strong internal bench so that turnover does not create operational gaps.
• Coordinate onboarding and ongoing training with regional and corporate leadership.
• Oversee payroll processing and timekeeping; manage labor costs and prevent unplanned overtime.

Operations & Compliance

• Maintain full operational oversight of the physical asset in collaboration with the Director of Facilities, including turn planning, preventive maintenance, vendor management, and life safety compliance.
• Identify and mitigate property risks; report incidents and potential liabilities promptly and accurately.
• Ensure all operations comply with applicable laws, company policies, and lease obligations across all occupancy types.
• Keep senior leadership informed of material operational issues; escalate appropriately and with sufficient lead time.

Resident & Tenant Experience

• Set and maintain a high standard of customer service across all occupancy types -- residential, co-working, and retail.
• Drive resident retention through programming, responsiveness, and consistent service delivery; monitor retention metrics as a leading indicator of occupancy performance.
• Manage retail and co-working tenant relationships directly; communicate proactively on operational matters and resolve issues at the property level.

What We're Looking For

Experience

• Minimum 5 years of progressively responsible experience in multifamily, student housing, or full-service hospitality management.
• Minimum 3 years in a management role with direct P&L accountability; prior experience running a mixed-use or blended-product asset strongly preferred.
• Familiarity with shared living leasing structures and student housing demand cycles is a plus.
• Experience with flexible leasing programs and non-conventional revenue lines is a meaningful differentiator.
• Proficiency with property management software required; familiarity with co-working management platforms is a plus.

Education & Credentials

• Bachelor's degree preferred; equivalent professional experience considered.
• Industry certifications (CAM, CPM, IREM) preferred.

What Defines Success in This Role

This is not a management-by-committee role. The Executive Director is expected to own outcomes, make decisions, and move without waiting to be asked. The operating model is complex -- multiple product types, multiple leasing structures, multiple tenant categories -- and the person in this seat needs to be comfortable holding all of it at once. Strong candidates bring financial discipline and genuine service instincts in equal measure.

Physical Demands

This position requires the ability to stand, walk, lift, push, pull, climb, stoop, kneel, bend, reach, write, drive, talk, hear, and see. The role involves working in varying environmental conditions both inside and outside the building throughout the year. Travel outside the local market for company or industry meetings and conferences will be minimal; advance notice will be provided whenever possible to allow for personal arrangements.
