With expertise in infill/mixed‑use projects and a strong focus on retail and restaurant‑oriented tenants, we have successfully leased over 600 new construction units in recent years, with ambitious goals for the future. Role & Location Urban Coast Properties is looking for a Community Manager at our newest building, 10th and Robinson! The Community Manager will be responsible for managing the day‑to‑day operations of the property while living on site. The role includes managing team members, vendors, daily activities, and resources of the property to achieve established budgeted financial and operational goals. The Community Manager will maintain an A+ Property quality and experience for residents, and will ensure that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi‑family housing operations. Property website: Property address: 3729 10th Ave., San Diego, CA 92103 Unit count: 69 Schedule: 40hrs per week Sunday - Thursday (off Tuesday/Wednesday) Job Description Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns. Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, and preparing and reviewing monthly financial status reports. Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, and managing communication between the vendor/contractor, accounting, and the client/owner as needed. Oversees the lease process by approving prospective resident applications, discounts and renewal leases, conducts periodic apartment inspections, follows proper notice requirements, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease. Also helps with Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short‑ and long‑range marketing and leasing strategies to achieve the property’s occupancy and revenue goals. Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensures the property’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests. Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, building, and amenities meet established standards for safety, cleanliness, and general appearance and appeal. Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed. Qualifications Strong skills in tenant relations, leasing, and customer service to build and maintain positive relationships with tenants Proficiency in Microsoft suite (Outlook, Excel etc.) Understanding of lease administration, property marketing, and financial management Effective communication, problem‑solving, and conflict resolution skills Ability to multitask, prioritize, and manage time efficiently in an on‑site environment Knowledge of local property regulations and compliance standards Experience with retail and restaurant‑oriented tenants is a plus Bachelor’s degree in a related field or equivalent experience in property management Physical Demands Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, reach, and carry heavy objects. Incumbents must be able to work inside and outside in all weather conditions (rain, heat, hail, wind, etc). Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to fifty (50) pounds. Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays. Compensation $25-$30 per hour compensation plus opportunities for leasing commission and performance‑based bonuses.
