Maintenance Tech needed for a Multi-Family Residential Building in Philadelphia

Hours: Monday - Friday, 9 am to 5 pm (Full Time)

Position Purpose:

We are a full-service condo and multi-family property management company located in Philadelphia, Pennsylvania. The Maintenance Technician will be responsible for the overall daily upkeep and maintenance operations of their assigned properties and for exceeding our standards of service as it relates to resident and client satisfaction.

Job Summary:

This position will oversee, coordinate and perform maintenance and upkeep projects for an assigned property located in Philadelphia, Pennsylvania. This position will work closely with the company’s internal management & maintenance teams as well as outside vendors.

Primary Responsibilities

• Perform, oversee, manage and supervise renovations projects, repairs and maintenance tasks as needed. These tasks will include but are not limited to: drywall repair, painting, light plumbing and electrical, light HVAC maintenance, light carpentry, lock changes, janitorial and some outdoor plants/planter upkeep.
• Inspect vacant properties to identify repairs that are needed, determine if damages are tenant inflicted and create punch lists detailing recommended repairs and related costs.
• Document, through photos and video, the condition of the property.
• Conduct routine site inspections, prepare site condition reports & identify recommended maintenance.
• Respond to resident maintenance requests as assigned by the Maintenance Team or Community Manager in a timely manner. Effectively communicate with residents regarding the status of repairs and maintenance requests in a timely manner and at the request of the Property Management team.
• Effectively communicate with owners, residents, vendors and the property management team regarding property condition, repairs and maintenance.
• Work with our preferred vendors to manage property maintenance and repairs in a timely and cost effective manner.
• Maintain supplies necessary for inspections, property turns and routine maintenance.
• Willingness to help and work in areas other than maintenance, such as janitorial, gardening, etc.
• Perform any other tasks or special projects as needed.

• Must be available Monday - Friday 9AM - 5PM
• On-call 24/7 for emergencies
• Must be computer proficient

QUALIFICATIONS: The following generally describes the knowledge and ability required to enter the job and/or be learned within a short period of time in order to successfully perform the assigned duties.

Knowledge of:

• Operations, services, and activities of a building maintenance, repair, and construction program.
• Materials, methods, terminology, equipment and tools used in the maintenance, repair, and construction of building structures and systems including those used in performing rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work.
• Equipment, tools and materials used in facility maintenance activities.
• Construction and project management principles.
• Principles and practices of safety management.
• Ability to read, understand and work from sketches and blueprints.
• Pertinent local, state and federal laws, ordinances, codes, and rules.

Possess the ability to:

• Read and understand construction drawings, plans and specifications.
• Interpret and explain pertinent department policies and procedures.
• Develop cost estimates for supplies and equipment.
• Perform the most complex maintenance duties and operate related equipment.
• Demonstrate tact and diplomacy with owners, residents and the general public.
• Develop and recommend systems and procedures related to assigned operations.
• Communicate clearly and concisely, both orally and in writing.
• Possess strong multi-tasking and organizational skills.
• Able to establish and maintain effective working relationships with peers, superiors, residents, community service agencies and the public.
• Perform at high levels in a fast-paced work environment and successfully adapt to changing priorities and work demands.
• Possess excellent conflict resolution skills, with the ability to address difficult or sensitive issues in a compassionate yet straightforward manner.

Education and Experience Guidelines

Any combination of education and experience that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:

Education/Training:

• A high school diploma or GED plus training/ certification in plumbing, electrical work, general carpentry, HVAC and general building maintenance.
• Minimum of 2 years building maintenance experience including some supervisory experience.

License or Certificate:

• Possession of an appropriate, valid driver's license is required.
