Facilities Maintenance Specialist II

SUMMARY

Facilities Maintenance Specialist II performs a variety of semi-skilled and skilled tasks in all aspects of facility maintenance for all campus buildings and performs the related duties as assigned. At this level, incumbents perform the full range of tasks common to the classification series under less supervision while exercising discretion and independent judgment within established guidelines.

Coordinates with other facility technicians in the performance duties and knowledge of minor carpentry, electrical/motors, plumbing/pumps and HVAC systems including chillers and boilers withroutine preventive/corrective maintenance functions and projects. Has experience with computers and software usages.

This is a day-to-day on-site position, with no remote site capabilities.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Performs various maintenance functions and capable repairs in carpentry, plumbing, heating and air conditioning, minor painting, and minor electrical repair. Completes assigned work orders and submits a daily task repair list of completed items utilizing the current software.

Inspects air conditioning and heating systems to ensure efficient operation; diagnoses electrical and mechanical malfunctions and makes necessary repairs including pumps, motors, belts and pulleys. Including minor preventive duties of lubrication and replacement of belts and air filters.

Provides carpentry work associated with all campus buildings including residential life complexes in minor repairs of; drywall, plaster, roofing, doors, ceiling grid/tile and floor surfaces; repairing windows, store front trim, minor painting, staining building fixtures. Installation and assembly of furniture and appliances.

Troubleshoots and repairs plumbing systems water fountains, toilets, faucets, showers and drains in campus facilities; replaces plumbing pipes, flush valves and maintains sanitary sewer lines and systems.

Performs minor electrical and low voltage repairs, including lighting, light fixtures, minor control modules, VFD’s, relays and contactors.

Monitors campus software for control systems of HVAC/Key logs including site inspections assigned for equipment monitoring makes the necessary decisions in equipment settings for thermostats, building valves for proper cooling and heating. Maintains the associated records as needed.

For work that cannot be performed in-house assists in contacting, scheduling and coordinating contracted maintenance services, such as HVAC, plumbing and electrical work. May include contracted roofers, door & glass installers and other unique contractor repairs. Has oversight for their work and monitoring the project till completion, verifying work invoices.

Assists in campus events setup, including bleachers, chairs, tables and staging as needed or as stand in for any event maintenance needs. This may include commencements, holidays or other scheduled weekend events. (Example working Fourth of July)

This position requires and is expected to be on-call, working overtime, weekends, evenings, and holidays to accommodate the campus needs, it may require being a shift that is rotational with other like positions. In addition, responding if called for campus emergencies including snow and ice events.

Must have consistent and regular attendance for position requirements.

DIRECT SKILLS & ABILITIES NEEDED

The use of related hand and power tools. Including Carpentry, HVAC, Electrical and Plumbing.

Skills in the refrigeration field. This should include installations, diagnosing and repair of small appliances up to industrial equipment. Have experience and knowledge in hydronics and other applications of heating and chiller systems. This includes installation, trouble shooting and repair of gas fired furnaces, low-pressure steam boilers, chillers, pumping systems and air handling equipment.

Skills in electrical trade include diagnosing of industrial equipment, fixtures and controls. Utilizing the proper tools and safety methods. Be able to read designed schematics and install electrical fixtures and equipment involved in various construction projects.

Have a working understanding of DDC automated controls, pneumatic controls and other control systems. Should have a general knowledge of computers operations (prefer Microsoft Word and Excel).

Work independently in the absence of direct supervision.

Understand and carry out oral and written instructions.

Communicate clearly and concisely, both orally and in writing.

Maintain physical condition appropriate to the performance of assigned duties and responsibilities including mental capacity, which allows the capability of making sound decisions and demonstrating intellectual capabilities.

Capabilities in the reading of building plans and blueprints, electrical schematics, and piping system diagrams.

Past hands-on experience record reflecting corresponding work in the related field.

PRIOR EDUCATION and/or EXPERIENCE. Higher Educational Degree or recognized trade school is preferred; high school graduate or GED required. A minimum of four years verified experience in general or trades related maintenance or certification from a recognized trade school and two years of acceptable experience or any journeyman certificate considered.

LANGUAGE SKILLS. Ability to read/speak English preferred, understand and interpret procedure manuals, work orders, equipment operating instructions, blueprints, specifications and general correspondence (ie: memos, letters, etc.). Ability to effectively communicate orally with staff, students, administration and visitors. Ability to read and accurately complete maintenance requests, time sheets, supply requests, etc.

MATHEMATICAL SKILLS. Ability to calculate figures and amounts or proportions in square footage. Ability to apply concepts of basic math for basic calculations.

REASONING ABILITY. Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

CERTIFICATES, LICENSES, REGISTRATIONS. Requires a minimum Type 2 Refrigerant Transition and Recovery Certification. Universal Certificate preferred. Must be able to take associated testing for acceptable certification for HVAC within six months of start date. Must have valid Driver’s License and ability to meet the University’s insurance requirements for driving university vehicles.

While performing the duties of this job, the employee is regularly required to stand; use hands to finger, handle or feel including the use of a computer keyboard; reach with hands and arms; work on their feet for several hours at a time; and bend, stoop, climb ladder/stairs. The employee is frequently required to lift and/or move up to 65 lbs., may require working overhead, using a ladder or scaffolding. The employee is occasionally required to work at certain heights and be able to climb extension ladders and work while balancing, stooping, kneeling, crouching, or moving within confined areas including equipment, crawl and attic spaces; and talk or hear including the use of a telephone and 2-way radio. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

Typically, the employee works indoors, in classroom, business office and athletic facility environments with a moderate noise level. Frequently the employee is required to work in the maintenance shop or mechanical rooms with loud power equipment.
