Job Overview We are seeking a Community Mortgage Loan Officer to work in Charlotte, North Carolina. This role focuses on originating residential mortgage loans with an emphasis on Community Reinvestment Act (CRA), Low‑and‑Moderate‑Income (LMI), Multicultural, and First‑Time Homebuyer segments. The position requires building and maintaining a robust referral network with community‑based organizations, realtors, and local housing agencies. Responsibilities Take residential mortgage loan applications and communicate underwriting decisions, including offers and counter‑offers. Increase loan volume by effectively selling the bank’s products and programs to CRA, LMI, and multicultural borrowers. Research and establish relationships with community‑based organizations, realtors, state and local housing offices, and affordable housing partners to generate referral opportunities. Represent the bank in community meetings, housing seminars, financial literacy programs, and affordable housing conferences. Explain mortgage products and services to prospects, provide recommendations based on individual needs, and close sales. Sell additional company products and services as appropriate. Guide customers through the mortgage application process, ensuring accuracy and completeness of required documentation. Manage customer expectations regarding processing times and closing dates. Communicate regularly with customers, underwriters, processors, realtors, and closing agents to keep the application moving. Coordinate additional information requests, clarifications, and problem‑solving as needed to stay on schedule. Attend closings when required. Report progress on goals to management, requesting assistance for sales, training, or other needs. Originate residential mortgage loans in accordance with policies, procedures, and regulatory guidelines. Communicate loan decisions directly to customers, explain additional requirements, and submit materials to processing to clear conditions for loan commitment. Enter loan information into the mortgage loan system and create supporting files with necessary documentation. Maintain and grow a network of referral sources such as real estate brokers, builders, attorneys, accountants, and financial planners. Ensure referral sources are updated on mortgage products and services. Qualifications & Experience Bachelor’s degree or equivalent progressive work experience. 3+ years of related experience in mortgage origination or sales. Self‑directed ability to plan and execute activities to meet sales goals. Excellent time‑management and organizational skills. Proficiency in PC use, mortgage origination software, and automated underwriting systems. Maintains active NMLS registration. Established network of community‑based organizations focused on affordable housing. Demonstrated sales ability and ability to achieve a minimum target of 48 LMI/multicultural units per year. In‑depth knowledge of mortgage industry, products, lending practices, and regulatory guidelines. Licensing & Compliance Position falls under the definition of Loan Originator per RegulationZ and the Secure and Fair Enforcement for Mortgage Licensing Act of 2008 (SAFE Act). MUST be eligible for employment and registration as a registered mortgage loan originator with the NMLS. Must meet all requirements of the National Mortgage Licensing System. Must provide satisfactory results on criminal background and credit checks as required by federal law. Physical Requirements Perform sedentary work continuously. Operate standard office equipment continuously. Respond quickly to sounds occasionally. Sit and stand continuously, walk occasionally. Perform multiple tasks continuously. Lift/carry under 25 lbs. occasionally and over 25 lbs. never. Perform other general office functions such as reading, writing, and interpreting instructions continuously.
