Interim Service Technician - The Highlands at Grand Terrace

Job Description Summary This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality. Job Description Property Type: Stabilized Unit Count / Schedule: 556 units; Tuesday-Saturday; On call required; 9am-6pm (subject to change) Requirements: 1-2 years of maintenance experience; skills in HVAC, Pool, Unit Turn, and Plumbing; experience with Yardi Essential Responsibilities Completes assigned work orders from resident requests, including preventative maintenance, diagnosing defects, and making repairs per policies, procedures, safety standards, and code requirements. Completes the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, punch list creation, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work. Follows procedures to access and obtain materials, supplies, equipment, tools; tracks inventory, returns unused items, and notifies maintenance supervisor about re‑ordering needs. Completes documentation and paperwork in a timely, accurate, and complete manner so service requests are properly recorded and tracked. Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed. Supports cost‑cutting and expense control, fixing parts rather than replacing, not wasting materials, and using tools correctly. Other Responsibilities Complies with safety and risk‑management policies, attending routine safety meetings, completing required training (OSHA and related laws) and reporting accidents promptly. Periodically inspects work by contractors, vendors, and service providers to verify quality, scope, and specifications. Assists in conducting routine property inspections to identify safety and risk concerns and communicate needs to management. Physical Demands Must stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry, and crawl in confined areas. Must work inside/outside in all weather conditions. Must push, pull, lift, carry weights up to 25 lbs independently and 50 lbs with assistance. May travel to assist other properties, attend training, business meetings as required. Must work flexible schedule, including call during evenings, weekends, holidays. Required Licenses or Certifications EPA Type 1 and II or Universal refrigerant recycling certification (for Certified Service Technicians). All certifications required by state and local jurisdictions (for all Service Technicians). Valid driver’s license to operate a golf cart on property, if applicable. Pay Range : $24.00 - $26.00 per hour (Grand Terrace, CA) Additional Compensation Corporate Positions : May be eligible for quarterly or annual bonus program based on individual and company performance. Onsite Property Positions : May be eligible for weekly, monthly, and/or quarterly bonus programs.
