Preventative Maintenance Technician

Job TitleEnterprise Physical Operations, Infrastructure, Capital Programs & Real Estate Maintenance TechnicianJob DescriptionPrimary Duties & Responsibilities:Inspects mechanical equipment to ensure efficient and proper operation.Changes filters on Air Handling Units, Compressed Air Systems, Supply and Exhaust Fans as scheduled.Adjusts and replaces belts on Air Handling Units, Compressed Air Systems, Supply and Exhaust Fans as needed.Lubricates compressors, dampers, motors, fans, and pumps as scheduled.Performs emergent repairs as directed by the supervisor.Cleans HVAC coils as directed by the supervisor.Performs Exterior Lighting Checks.Performs Elevator Recall Testing.Maintains accurate records of maintenance activities and reports any findings or issues to the appropriate personnel.Keeps managers aware of facility conditions, problems, and needs.Assists manager with ordering and tracking inventory.Ensures outside and roof drains are kept clear of debris.Cleans equipment and spaces as directed by supervisor.Performs other duties as assigned.Working Conditions:Normal office environment.Exposure to blood-borne pathogens.Exposure to chemicals.High noise environment.Requires protective devices.Dust, dirt, grease, or other disagreeable elements.Exposure to moving machinery.Exposure to animals (trips to DCM).Patient care setting.Works inside and outside, in dusty and dirty places such as pits and equipment spaces where temperatures may exceed 100 degrees, and equipment may be oily and greasy.Employee may be required to work in the vicinity of labs containing biohazardous radioactive substances.Exposed to wet and cold conditions, as well as noise and vibration from operating equipment.Must be able to work in morgues, gross anatomy and pathology laboratories.Physical Effort:Typically sitting at a desk or table.Typically standing or walking.Repetitive wrist, hand or finger movement.Using tools requiring high dexterity.Occasional lifting (25 lbs. or less).Occasional lifting (25 – 50 lbs.).Equipment:Office equipment.Simple hand tools.Tools associated with duties.The above statements are intended to describe the general nature and level of work performed by people assigned to this classification.
