Large-Scale Ground-Up Residential Construction

A private real estate developer/general contractor is seeking experienced Construction Superintendents and Assistant Superintendents for a large-scale, ground-up residential construction project in Queens, New York.

Candidates will report to the Project Executive (PX), General Superintendent, and/or assigned Site Superintendent, depending on position and experience level. Responsibilities will include day-to-day field operations, subcontractor coordination, quality control, safety, logistics, schedule execution, documentation, and construction progress.

We are seeking both experienced Superintendents capable of independently managing major portions of the project and motivated Assistant Superintendents looking to continue developing their field management experience on a large-scale NYC construction project.

Qualifications

• Minimum 5+ years of NYC ground-up construction experience preferred for Superintendent candidates .
• Assistant Superintendent candidates with 2+ years of relevant NYC field/construction experience will also be considered.
• Experience on construction projects in excess of $50 million preferred .
• Large-scale residential, condominium, multifamily, or hospitality experience preferred.
• Strong understanding of NYC construction practices, sequencing, logistics, and Chapter 33 requirements.
• Ability to read and interpret construction drawings, specifications, shop drawings, submittals, RFIs, and subcontractor scopes of work.
• Strong understanding of subcontractor coordination, manpower planning, productivity, and construction sequencing.
• Ability to identify constructability issues, field conflicts, and potential schedule impacts.
• Working knowledge of project costs and the financial impact of field decisions.
• Superintendent candidates should demonstrate the ability to lead and develop junior field staff.
• Assistant Superintendent candidates should demonstrate a willingness to learn, take ownership of assigned work areas, and grow into increased field responsibility.
• Strong communication, organizational, teamwork, leadership, and problem-solving skills.
• Comfortable using smartphones, tablets, and construction management software in the field.

Responsibilities

Responsibilities will vary based on position and experience level and may include:

• Lead and/or assist with daily field operations for assigned areas and phases of construction.
• Coordinate subcontractors and trade partners to maintain the project schedule and planned construction sequence.
• Provide field direction to subcontractors and coordinate multiple trades working within the same areas.
• Maintain detailed written and/or digital daily construction logs.
• Document daily construction progress through photographs and project management systems.
• Walk the project daily and maintain current knowledge of manpower, production, field conditions, material status, and construction progress.
• Assist in the preparation and implementation of 6-week look-ahead schedules.
• Monitor subcontractor manpower and daily productivity against project milestones.
• Communicate regularly with the Project Management and Superintendent teams regarding progress, constraints, field conditions, and upcoming work.
• Identify sequencing, constructability, coordination, and drawing conflicts.
• Review drawings, details, specifications, RFIs, submittals, and shop drawings.
• Verify that field installations conform to approved drawings, shop drawings, specifications, and submittals.
• Perform ongoing quality control inspections and assist with tracking corrective work and punch-list items.
• Coordinate site logistics, access, staging, material storage, deliveries, and work areas.
• Schedule and coordinate subcontractor and trade partner deliveries.
• Maintain jobsite housekeeping and organization standards.
• Coordinate required third-party inspections and confirm work is inspection-ready.
• Coordinate with Site Safety Managers, Site Safety Coordinators, and project safety personnel.
• Participate in toolbox talks, pre-shift/pre-task meetings, foreman meetings, subcontractor meetings, and safety meetings.
• Review JHAs, pre-task plans, daily logs, permits, and required field documentation.
• Participate in subcontractor kickoff and preconstruction meetings.
• Assist with documentation related to changed conditions and potential change orders.
• Coordinate with applicable agencies, utilities, consultants, and project stakeholders as required.
• Participate in MEP coordination and other project coordination meetings.
• Superintendents will provide leadership and mentorship to Assistant Superintendents and junior field personnel.
• Assistant Superintendents will support senior field leadership while progressively taking ownership of assigned trades, areas, and project responsibilities.

Required / Preferred Licenses & Certifications

For Superintendent Candidates:

• NYC DOB Construction Superintendent License/Registration – Required or strongly preferred depending on assignment
• 62-Hour SST – Required
• NYC Site Safety Coordinator License – Preferred
• Construction Site Fire Safety Manager / S-56 – Preferred

For Assistant Superintendent Candidates:

• 62-Hour SST – Required or ability to obtain
• NYC DOB Construction Superintendent License/Registration – Preferred, but not required for all Assistant Superintendent positions
• Additional NYC safety certifications are a plus

Compensation

Superintendent Salary Range: $120,000 – $200,000 annually

Assistant Superintendent compensation will be based on experience, qualifications, licensing, and level of responsibility.

Actual compensation will be determined based on relevant construction experience, project experience, licensing, qualifications, and responsibilities assigned to the position.
