Land Development Manager

Project Budgeting: Develop and manage project budgets from initial feasibility through completion, including monitoring projected cash flow and expenses. Project Scheduling: Create, maintain, and manage development schedules to ensure milestones and activities stay on track. Team & Consultant Oversight: Coordinate with internal teams, consultants, contractors, and other professionals to ensure quality work within established budgets. Site Analysis: Evaluate site conditions such as soils, environmental factors, wetlands, habitat, and other constraints that may impact development. Project Management: Oversee land development projects from planning through completion, coordinating contractors, consultants, and internal stakeholders. Planning & Design: Work closely with planning and site development teams to provide input and coordinate product and community design. Permitting & Documentation: Manage project documentation and oversee the permitting process through project completion. Contractor & Consultant Payments: Review and approve payment applications to ensure work completed aligns with contracts and project progress. Government Coordination: Work with municipalities, government agencies, and other regulatory entities as needed throughout the development process. Utility Coordination: Coordinate the scheduling and installation of utilities in accordance with approved engineering plans. Change Orders: Review proposed scope and budget changes and ensure project changes are properly evaluated and approved. Scopes of Work: Develop and manage scopes of work for civil engineering and land development activities. Bidding & Vendor Selection: Solicit bids and select qualified consultants and contractors based on project requirements and business needs. Quality Control: Review plans, engineering documents, and other project materials to ensure accuracy and quality. Due Diligence: Support the land acquisition team with due diligence activities related to potential land purchases. WHAT YOU BRING 5–7 years of experience in land development and entitlements within the homebuilding industry. Bachelor’s degree in Civil Engineering, Business, Accounting, Construction Management, or a related field . Proven experience managing land development projects, including site evaluation, due diligence, entitlements, permitting, and construction oversight . Strong project management skills with the ability to manage multiple priorities and deadlines. Excellent analytical and problem-solving abilities with the ability to address complex development challenges. Strong communication, organization, and leadership skills. Proficiency with standard computer and project management tools. Detail-oriented with a strong sense of urgency and accountability. PHYSICAL REQUIREMENTS Primarily office-based work involving regular use of computers, phones, printers, and other office equipment. Ability to regularly lift, carry, push, and pull 20–100 pounds . Ability to safely navigate uneven terrain and active construction sites. Frequent bending, squatting, climbing stairs, lifting, walking, and standing. Repetitive use of hands, arms, and legs.
