Minimum qualifications include a high school diploma or GED, post-secondary training in a trade is desirable, meets all mandated health requirements, documented evidence of a clear criminal record at the time of hire and every five years thereafter, custodial and/or building maintenance experience, basic mechanical, electrical, plumbing, and carpentry skills, knowledge of building codes, accessibility guidelines, safety regulations, and environmental laws, knowledge of HVAC controls and operating systems, and proficiency in boiler operations, preventive maintenance, and repair procedures. Available to respond to building and/or service emergencies. Abilities required include demonstrating professionalism and maintaining a positive work attitude, taking the initiative to identify and solve problems independently, communicating effectively using verbal, nonverbal, and writing skills, completing detailed paperwork accurately, working cooperatively to support a successful team effort, averting problem situations and intervening to resolve conflicts, reacting productively to interruptions and changing conditions, lifting, carrying, and/or moving custodial supplies and equipment, climbing and working from a ladder or other equipment that requires balancing skills, working in confined spaces that may limit physical movement, performing activities that require reaching, crouching, kneeling, and/or crawling, maintaining an acceptable attendance record and being punctual, and traveling to meetings and work assignments.
