Job Title: Assistant Property Manager Department:  Office

Reports to: Property Manager FLSA Status:  Non-Exempt

 

Job Summary:  The Assistant Property Manager, under the supervision of the Property Manager, is entrusted with the upkeep of daily asset operations. This includes team management, ensuring compliance with Federal, State, and Local Laws, overseeing property finances, while fostering brand awareness.

Supervisory Responsibilities:  This role does not require supervisory duties.

Essential Job Duties/Responsibilities:

• Perform all related tasks necessary for completing apartment rentals up to and including move-ins, lease renewals, and resident insurance.
• Promptly and appropriately address any actions affecting the property, including but not limited to on-call emergency situations, to ensure the safety of both property and residents. 
• Assist in the collection and processing of rental payments.
• Conduct follow-up for delinquencies.
• Provide support for property operations in the absence of Property Manager. 
• Assist with administrative tasks associated with reporting.
• Conduct property inspections to ensure accuracy, appearance, and safety standards are met, covering site files, interior/exterior of buildings, building systems, and rentable spaces.
• Promptly report and document any incidents occurring on the property to the supervisor, addressing safety concerns and implementing risk mitigation measures as necessary.
• Comprehend and ensure adherence to all governing regulations, codes and laws, as well as regulations from state and local authorities.
• Foster positive resident relations through prompt and thorough responses to resident concerns.
• Assist with scheduling tours with prospective residents.
• Ensure records are maintained promptly and in an organized manner. 
• Attendance and successful completion of advanced education courses and seminars, as well as participation in local professional activities, may be necessary. 
• Accurately translate resident information to prepare lease documents and professional communications.
• Handle confidential and sensitive information regarding residents with discretion.
• Record all residence correspondence.
• Perform other related duties as assigned.

Education & Experience:

High school diploma or general education degree (GED); and 2-4 years related to management experience and/or training; or equivalent combination of education and experience.

 

Language Ability:

Ability to read and interpret documents such as safety rules, legal agreements, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.

 

Reasoning Ability:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
