divh2Maintenance Technician/h2pThe Maintenance Technician position is responsible for performing high-quality, cost-effective maintenance work within single family rental homes owned by the company, providing excellent customer service to residents, and follow all company operational and safety policies, processes, and procedures. This is an important, resident-facing role at Invitation Homes with daily interaction with the companys customers. This position is assigned a company vehicle and will travel between homes in a geographic region, delivering timely and professional maintenance service to residents./ppEssential Job Duties and Responsibilities/pulliPromptly and professionally complete maintenance service requests across multiple trade categories (e.g., electrical, plumbing, swimming pool, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances)/liliProvide excellent customer service and promote a quality living experience for all residents/liliComplete ProCare visits throughout residents lease term to perform proactive maintenance and repairs in order to reduce future reactive maintenance service requests/liliProvide continuing education to residents regarding important maintenance topics such as resident maintenance responsibilities, resident bill backs, no-show charges, etc./liliComplete general property condition assessments (GPCA) at all property visits and submit alerts to property management for items that require immediate attention/liliReview and use Technician-specific reports/scorecards to identify opportunities for improvement/liliPerform repairs to vacant properties while they are on-the-market or during the turn process/liliProperly utilize and care for company-supplied tools, materials, and vehicles/liliPerform other duties as assigned/li/ulpEducation and/or Experience/pulliHigh School diploma or equivalent/liliMinimum one year of previous experience in property management maintenance, other building maintenance or related experience is required/li/ulpSkills / Specialized Knowledge/pulliBroad knowledge of residential construction and mechanical systems and ability to perform general residential maintenance work/liliKnowledge and experience making repairs in the following: plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor) and appliances/liliExcellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult people/liliStrong organizational and time-management skills; ability to set, manage and consistently meet goals and deadlines/liliAbility to read, write and understand English proficiently, multi-lingual a plus/liliAbility to use mobile devices (i.e. iPad and/or iPhone) and various mobile applications/liliProfessional verbal and written communication skills; ability to effectively communicate with a diverse workforce/liliAbility to perform basic mathematical functions/liliAbility to make quick and effective decisions and analyze and resolve problems/liliAbility to work in a fast-paced, ever changing environment; must be adaptable and flexible/liliAbility to maintain confidentiality/liliAbility to drive an automobile/li/ulpLicenses or Certifications/pulliCurrent drivers license and automobile insurance required/liliLicenses and/or certification as required by state law/liliThe following certifications are preferred but not required:/liulliOSHA 10/liliEPA Certification, Type I and II/liliHVAC Certification/liliCPO certification (pool)/li/ul/ulpOther Requirements/pulliAbility to be at work on a regular and consistent basis; Overtime may be required for this position./liliMust maintain professional appearance and comply with prescribed uniform and appearance policy/liliMust comply with all safety regulations, including the use of personal protective equipment (safety googles, gloves, mask, etc.) when directed and/or appropriate/liliAbility to perform limited work on weekends and traditional holidays as needed/liliMust provide basic hand and power tools/liliExtensive travel within assigned portfolio required/li/ulpPhysical and Mental Demands/pulliStanding, walking, and/or sitting for extended periods of time/liliFrequent climbing, reaching, and use of fingers/liliModerate stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing/liliSustains substantially recurring movement to fingers, hands, wrists, legs, and feet/liliAbility to lift and/or move an excess of 50 pounds or more/liliAbility to use standard maintenance equipment/liliAbility to operate assigned equipment and vehicles/liliAbility to verbally communicate to exchange information/li/ulpWork Environment/pulliIndoor and outdoor field environment/liliExposure to atmospheric conditions/liliTravel from site to site/liliWork and/or walk on various types of surfaces/li/ulh2Salary Range/h2pThe salary range for this position is: $20.19 - $35.00, plus individuals may be eligible for an annual discretionary bonus.
