Maintenance Manager

Job Details Job Location: Oakland County, MI Salary Range: $25.00 - $30.00 hourly Job Description As a Maintenance Supervisor, you will lead all aspects of maintenance operations, working closely with your team and the Community Director to ensure high performance across resident satisfaction, curb appeal, and team leadership. Essential Job Functions and Responsibilities Prioritize and delegate work orders and assignments, establishing a schedule for maintenance, grounds, and cleaning staff. Ensure all maintenance work orders are completed promptly. Operate community maintenance items within financial guidelines and budget. Coordinate emergency maintenance on‑call schedule and provide post emergency telephone numbers. Communicate regularly with the Community Director regarding maintenance issues, status of large jobs, and collecting bids for outsourcing as needed. Track unit vacancies and coordinate turnover procedures to minimize downtime and maximize quality. Oversee capital improvement schedule and complete weekly and monthly inspections of common areas, roofs, community rooms, emergency lighting, safety, fire prevention, security devices, boiler rooms, etc. Maintain a neat, well‑organized shop with a 30‑day inventory; make approved purchases of supplies, equipment, and services. Ensure maintenance personnel understand and comply with Workers Compensation and OSHA Safety rules. Act in accordance with company procedures and Fair Housing Requirements. Perform additional tasks assigned by the Community Director. Qualifications High school diploma or equivalent. 3+ years’ experience in multi‑family residential property management preferred. HVAC Certification and Pool Certification where applicable, or ability to obtain within 60 days of hire. Ability to lift and carry at least 50 pounds, and navigate stairs and ladders easily. Boiler, plumbing, electrical, and appliance repair experience preferred. Previous supervisory skills preferred. Strong organizational skills with the ability to multitask.
