You are curious enough to ask good questions, disciplined enough to follow through, and practical enough to help solve real project problems.You will likely be successful in this role if you:Take ownership of your work and follow through consistentlyNotice issues early and communicate them clearlyAre comfortable balancing field, documentation, and coordination workWant to learn the "why" behind construction and development decisionsCan represent the company professionally with clients, contractors, consultants, and agenciesEnjoy being part of a team that values accountability, responsiveness, and strong executionWhat You'll DoSupport Project Managers in the execution of assigned development and construction projectsAssist with project coordination across planning, permitting, construction, and closeout activitiesConduct field observations and job walks to verify work is progressing according to project documents and quality expectationsTrack schedules, milestones, and project deliverables across multiple active projectsIdentify project risks and communicate issues that may affect schedule, cost, quality, or scopeHelp manage construction document submittals and support permit issuance processesCoordinate around inspections and verify contractors are meeting inspection scheduling requirementsReview project specifications, plans, and requirements to identify inconsistencies or issues requiring follow-upSupport monthly payment application and draw review processes to help confirm billing accuracyAssist with preliminary review of cost impacts, change orders, and schedule changesAttend Owner/Architect/Contractor meetings and support follow-up as an owner's representativeMaintain weekly and monthly project reporting for internal and external stakeholdersHelp track contracts, subconsultant coordination, and bid-related documentationPerform quantity take-offs and help prepare Rough Order of Magnitude estimatesBuild productive relationships with jurisdictional contacts, consultants, contractors, and internal teamsProvide support and guidance to junior team members as neededQualifications2–4 years of relevant experience in construction, development, project coordination, or a related fieldBachelor's degree in a related field preferred, or an equivalent combination of education and relevant work experienceAbility to read and interpret construction drawings, technical reports, project specifications, and municipal codesWorking knowledge of construction processes, sequencing, and field coordinationFamiliarity with OSHA requirements related to site safetyAbility to manage multiple projects and competing deadlines effectivelyStrong written and verbal communication skillsSound interpersonal skills and professional judgment when working with internal and external partnersStrong organizational skills and attention to detailInterest in learning all aspects of the development and construction process, including CEQA and technical studiesIntermediate proficiency in Microsoft Word and PowerPointExperience with project or development-related software such as Smartsheet, Microsoft Project, and/or BluebeamPerks and Benefits:Competitive medical, dental, and vision insurance401k Retirement PlanPaid time off including PTO, several holidays, and the week between Christmas and New YearsLife InsuranceDisability InsuranceDiscretionary Bonus Package
