Compensation: $28–$32 per hour, depending on experience
Employment Type: Part-Time
Schedule: Approximately 20–25 hours per week, with flexibility for evening board meetings
Location: Long Beach and surrounding Southern California communities
Portfolio: 10 HOA communities totaling approximately 210 residential units

MD Property Management is seeking an organized, proactive, and service-oriented Part-Time HOA Portfolio Manager to oversee a portfolio of 10 homeowners associations comprising approximately 210 residential units.
The ideal candidate has experience managing homeowners associations, communicating with HOA boards, coordinating vendors, conducting property inspections, and ensuring communities are maintained in accordance with governing documents and applicable California laws.
Our company provides administrative and accounting support, allowing the HOA Manager to focus on community operations, board relationships, property conditions, and homeowner satisfaction.
Key Responsibilities
HOA Board and Community Management

• Serve as the primary management contact for assigned HOA boards and homeowners.
• Maintain professional relationships with board members, residents, vendors, and service providers.
• Prepare for and attend scheduled HOA board meetings, including occasional evening meetings.
• Coordinate meeting agendas, board packets, action items, and follow-up communications.
• Assist boards with implementing policies, rules, and community improvement initiatives.

Property Inspections and Maintenance

• Conduct regular inspections of assigned communities and document findings.
• Identify maintenance concerns, safety issues, and violations requiring follow-up.
• Coordinate vendors and contractors for landscaping, janitorial services, repairs, and other common-area maintenance.
• Monitor work orders and confirm that completed work meets expectations.
• Obtain vendor proposals and coordinate maintenance projects for board review and approval.

Homeowner Relations and Compliance

• Respond to homeowner inquiries, concerns, and service requests in a timely and professional manner.
• Coordinate rule enforcement and violation notices in accordance with governing documents and applicable law.
• Assist with resolving homeowner concerns and escalating complex disputes when appropriate.
• Maintain accurate records of inspections, violations, maintenance requests, and board decisions.
• Help ensure community operations comply with California HOA requirements, including the Davis-Stirling Common Interest Development Act.

Financial and Administrative Coordination

• Review financial reports and budgets prepared by the accounting department.
• Coordinate with accounting staff regarding vendor invoices, assessments, budget variances, and financial questions from boards.
• Assist with annual budget planning, reserve-related projects, insurance matters, and long-term maintenance planning.
• Track outstanding projects, vendor contracts, and board-approved expenditures.
• Ensure management records and community documentation are complete and up to date.

Qualifications

• Previous experience in HOA, condominium, community association, or residential property management.
• Strong organizational, communication, problem-solving, and time-management skills.
• Ability to manage multiple communities and competing priorities independently.
• Working knowledge of California HOA governing documents and the Davis-Stirling Act.
• Experience coordinating vendors, maintenance projects, inspections, and board meetings.
• Proficiency with email, Microsoft Office or Google Workspace, and property management software.
• Reliable transportation and willingness to travel to assigned communities in the Long Beach and surrounding areas.
• Ability to attend scheduled evening meetings as needed.

Preferred Qualifications

• Two or more years of HOA or community association management experience.
• Experience independently managing multiple HOA communities.
• Professional credentials such as CMCA, AMS, or PCAM are a plus but not required.
