NOW HIRING: Assistant Community Manager POSITION: Assistant Community Manager. REPORTS TO: Community Manager. CLASSIFICATION: NON EXEMPT. Position Summary Under the general direction of the Community Manager, the Assistant Community Manager assists in the efficient and effective operation of assigned property, including leasing, maintenance, resident services, capital improvements and collections. Key duties include maximizing net operating income, managing staffing and expense controls, ensuring compliance with laws and company policy, and fostering a cooperative team environment. Primary Responsibilities & Essential Functions Maintain a professional image and attitude aligned with property objectives. Collect rents, maintain computer records, and generate notices for residents. Post charges and follow up on delinquent accounts, pursuing collections per established procedures. Counsel residents on lease compliance and delinquent payments. Prepare and maintain complete resident files and assess compliance with Section 42 Tax Credit. Assist in advertising, showing units, screening applicants, and scheduling vacant units for refurbishing and occupancy. Support maintenance work order system and purchase order procedures. Certify residents’ income in accordance with program requirements and maintain required computer postings. Prepare late notices and collect rents; file writs for eviction and attend eviction courts when necessary. Order office supplies within budget guidelines. Maintain tickler files for annual apartment inspections and the apartment condition and status chart. Assist in typing and/or maintaining weekly and monthly reports, and collection of rents and preparation of receipts. Adhere to Policy Handbook and Procedures Manual; work with the manager on legal proceedings. Maintain inventories for project supplies and equipment; record rental levels of comparable units. Handle phone calls professionally and maintain courteous communication with residents, applicants, and representatives of other companies. Knowledge, Skills and Abilities Standard industry property management practices. Section 42 Tax Credit programs and compliance. Fair Housing Laws, Landlord-Tenant Law, OSHA Standards, local and state building codes. Basic building maintenance, fire prevention, and liability reduction principles. Basic office practices, procedures, and equipment. Principles of management and supervision. Operation of computer systems and software. Agencies providing assistance and services to residents, including eligibility requirements. Basic English, mathematics, and ability to perform calculations for rent collections and adjustments. Record keeping of tenant files, vacancy reports, and other required documents. Procurement of goods and services per procedures and operating budget. Reading and interpreting policies and guidelines to make sound decisions. Report preparation, recommendation, and clear communication. Use of basic office equipment: telephone, fax, copier, computer. Relationship building with peers, superiors, residents, agencies, and the public. Managing multiple priorities and demands. Problem analysis and problem-solving. Effective communication with diverse audiences. Education and/or Experience Qualifications High school education or equivalent; higher education preferred. 3 to 5 years experience as an assistant manager with public contact experience preferred. Valid driver's license and use of personal automobile for local job‑related travel and pick‑up. Neat, clean, and appropriate appearance. Physical Demands The role is predominantly sedentary but requires mobility to visit and inspect properties, repetitive hand‑wrist motion for computer use, and normal vision and hearing for communication via telephone and in person. The employee may be exposed to hazardous conditions and weather extremes. Employment is on an “at‑will” basis.
