The Maintenance Specialist III performs complex work in one or more building maintenance and construction trades, including inspections, adjustments, installations, and repairs of buildings, utility systems, and stationary equipment. Responsibilities include operating motorized equipment, requisitioning materials, maintaining records, and communicating verbally and in writing. You may also perform motor vehicle operation, deliveries, and training of other staff. Work is performed under general supervision with moderate latitude for initiative and independent judgment. Essential Job Functions Attend work regularly; work may include specific shift schedules, rotating schedules, extended shifts, and overtime as per agency leave policy. Conduct inspections, adjustments, and maintenance/repair work on building systems per recognized codes and standards (plumbing, HVAC, welding, carpentry, painting, electrical). Perform repairs and renovations to modernize or adapt buildings and systems, identifying time, location, and materials needed. Select appropriate materials, calculate material and labor costs, and order parts and supplies. Maintain safe and uninterrupted services to campus operations and programs. Test safety equipment as necessary. Accurately complete and maintain records on work orders, projects, and material requisitions. Operate heavy machinery such as backhoes and forklifts as required. Provide training and guidance on repair or inspection procedures to others. Participate in disaster response, recovery, or Continuity of Operations (COOP) activation as needed; may require alternate shift patterns or locations. Knowledge, Skills and Abilities (KSAs) Understanding of repair, maintenance, and operations of buildings, systems, and grounds. Knowledge of mechanical, electrical, electronic, boiler, painting, and carpentry systems. Knowledge of building materials, plumbing, and electrical fixtures. Knowledge of welding procedures, HVAC, sanitation, and refrigeration. Knowledge of industrial safety, fire, and safety regulations. Skills in hand tools, power tools, and test equipment. Skills in preventative maintenance and inspections. Ability to perform maintenance, follow instructions, and estimate materials. Ability to apply proper methods, techniques, and procedures for repair. Ability to interpret drawings, schematics, or sketches. Ability to work independently or with a team. Ability to solve problems, make decisions, and use good judgment. Ability to communicate effectively orally and in writing. Registrations, Licensure Requirements or Certifications Must possess a valid Texas driver license or obtain it no later than 90 days after hire. Applicants with out‑of‑state licenses must provide a certified driving record. Initial Screening Criteria Vocational training in one or more of: electrical, plumbing, masonry, mechanical equipment, locksmithing, painting, motor vehicle maintenance, grounds keeping, equipment maintenance, HVAC, carpentry, welding, electronic cabling. Or minimum two (2) years’ experience in construction, maintenance, or equipment/vehicle repair: 2 years in at least one trade and 6 months in at least two other trades (electrical, plumbing, masonry, mechanical equipment, locksmithing, painting, motor vehicle maintenance, grounds keeping, equipment maintenance, HVAC, carpentry, welding, or electronic cabling). Additional Information Applicants must pass a fingerprint criminal background check, pre‑employment drug screen, and registry checks (including CANRS, Nurse Aid, Medication Aide, Employee Misconduct, LEIE). Males 18‑25 must register with Selective Service. Minimum age 18 for state‑operated facilities; Waco and Terrell Center for Youth applicants must be 21. Flexibility in work hours, overtime, and extended hours may be required.
