Maintenance Technician

Position Summary The Maintenance Technician (Facilities Technician) is responsible for preserving and improving the condition and functionality of our communities. The role performs a variety of maintenance tasks including cleanouts, patching, painting, plumbing repairs, electrical repairs, HVAC troubleshooting and maintenance, and groundskeeping. Reports To SVP of Facilities, Facilities Manager, Community Manager. Responsibilities Prioritize and complete maintenance work and maintenance service requests, including grounds, cleaning, carpentry, plumbing, painting, electrical, HVAC, masonry and general maintenance, in accordance with company standards and local codes. Execute the Make‑Ready/Turn process. Coordinate with other employees and vendors/contractors to ensure quality, completeness, and compliance with company standards. Maintain daily upkeep of common areas and community buildings, including snow removal and use of ice melt during inclement weather. Maintain grounds and common areas, keeping them free of trash and debris. Inspect apartment sites, identify areas needing immediate or future repairs, and provide inspection reports to the Community Manager. Perform other duties as assigned; actual duties may vary depending on community size. Basic understanding of electrical, plumbing, heating, cooling, hydraulic and other systems. Knowledge of general maintenance processes and methods. Working knowledge of tools, appliances, and devices. Certified Pool Operator (CPO) preferred. Manual dexterity and problem‑solving skills. Good physical condition and strength, with willingness to work overtime as needed. High school diploma or equivalent; a certificate in HVAC, building maintenance technology or a related field is a plus. Work Environment The Maintenance Technician works on-site at an apartment community, interfacing with residents, vendors and internal customers. The schedule varies by property; overtime and on‑call duties may be required. Physical Requirements Must be able to stand, walk, sit, use hands, reach, stoop, kneel, crouch, or crawl continuously, lift or move up to 50 lbs, operate power tools, and occasionally drive.
