Make Ready Technician page is loaded## Make Ready Technicianlocations: McKinney, TXtime type: Full timeposted on: Posted Todayjob requisition id: R-107140**Job Description:****DUTIES and SPECIFICATIONS:** The Make Ready Technician responsibilities shall include but not be limited to: • Complete all make-ready tasks within established timeframes to minimize vacancy loss. • Perform all necessary repairs, including plumbing, electrical, painting, drywall, and flooring repairs. • Ensure all appliances are operational and in good condition. • Change locks and install lockboxes, alarms in newly vacant homes. • Monitor when supplies are needed and work with the Maintenance Supervisor to fulfill orders. • Conduct a thorough inspection of each unit to identify any additional repairs or maintenance needed. • Communicate and coordinate with other maintenance staff to ensure efficient workflow. • Maintain accurate records of maintenance tasks and supplies used. • Notify management of any needed supplies or equipment for make-ready tasks. • Adhere to all safety regulations and company policies during repairs and cleaning. • Ensure that all tools and equipment are used safely and maintained in good working condition. • When required, clean and sanitize vacant units, including kitchens, bathrooms, and common areas. • Communicate effectively with the property management team regarding the status of make-ready units. • Ensure all vacant homes meet ZRS standards prior to move in. • Walk vacant homes prior to move in and write and complete punch lists. • Complete and track preventive maintenance during the turn over process. • Complete work orders assigned by Supervisor. • Provide excellent customer service to residents and potential tenants. • Comply with Fair Housing requirements and laws.**SKILLS, KNOWLEDGE and ABILITIES:** • Good communication skills and a team-oriented attitude. • Strong attention to detail and ability to work independently. • Ability to manage time effectively and adapt to change in a composed manner. • Ability to handle multiple projects and tasks and cope with stress in a composed manner. • Ability to respect and maintain confidentiality. • Previous experience in property management or maintenance roles is a plus. **WORKING CONDITIONS and PHYSICAL DEMANDS:** The Make Ready Technician must be able to work in various weather conditions and environments. Work may be performed in both indoor and outdoor settings. on a daily basis. The person should be able to tolerate dust, chemicals and other substances and environmental conditions associated with maintenance work. The Make Ready Technician is regularly required to stand for several hours at a time and to lift heavy objects occasionally throughout the day. The person must be able to climb stairs, walk, push and pull with both arms, reach, squat, bend and twist repeatedly at the waist and use tools with both hands to perform a substantial amount of the regular job responsibilities. The Make Ready Technician must be able to lift a moderate amount of weight (i.e., forty-five to fifty pounds).
