Build the Future of Real Estate Marketing

Coldwell Banker Legacy Group is seeking an innovative, creative, and results-driven Marketing Director to oversee and execute marketing initiatives for one of the region's most successful and diverse real estate organizations.

This is not a traditional marketing position.

We are looking for someone who can drive consumer lead generation, recruiting growth, brand awareness, audience engagement, and marketing innovation across our residential real estate, commercial real estate, property management, title, auction, construction, development, and technology divisions.

The ideal candidate understands how to build campaigns, grow audiences, generate leads, measure results, and continuously improve performance through data and testing.

You will work closely with company leadership and our agent team to expand our market presence throughout Kentucky, Tennessee, and beyond.

Key Responsibilities

Digital Marketing, Branding & Growth

  • Develop and execute marketing campaigns that drive measurable business results.
  • Create annual and quarterly marketing plans and campaign calendars.
  • Manage advertising budgets and marketing vendors.
  • Ensure all marketing initiatives align with company growth objectives.
  • Build marketing systems and resources that support agents and company initiatives.
  • Strengthen and protect the Coldwell Banker Legacy Group brand across all marketing channels.
  • Develop strategies that increase market share, brand recognition, and customer engagement.

Lead Generation & Demand Creation

  • Develop attraction-based marketing campaigns designed to generate qualified consumer leads.
  • Create and optimize lead-generation funnels across digital channels.
  • Improve conversion rates through testing, analysis, and optimization.
  • Develop campaigns that generate buyer, seller, investor, commercial, property management, auction, construction, and development leads.
  • Manage digital advertising campaigns across Google, Facebook, Instagram, LinkedIn, YouTube, and emerging platforms.
  • Create lead magnets, landing pages, and marketing offers that convert prospects into clients.

Content Strategy & Creative Development

  • Develop content strategies across all company brands.
  • Create and coordinate:
    • Social media content
    • Video marketing
    • Email campaigns
    • Blog content
    • Digital advertising
    • Recruiting campaigns
    • Print marketing materials
  • Ensure consistent branding and messaging across all marketing channels.
  • Maintain high creative standards for photography, videography, graphic design, and advertising.
  • Review listing marketing to ensure properties stand out in competitive marketplaces.
  • Design marketing materials for listings, agents, recruiting, and company initiatives.
  • Create compelling marketing that tells stories and captures consumer attention rather than simply announcing listings.
  • Oversee the visual presentation of listings, projects, developments, auctions, and company brands.

Social Media & Audience Growth

  • Grow company visibility across all major social media platforms.
  • Increase meaningful engagement including:
    • Comments
    • Shares
    • Saves
    • Direct messages
    • Website visits
    • Lead inquiries
  • Develop content strategies that attract both consumers and real estate professionals.
  • Build audience growth systems that convert followers into customers and recruits.
  • Manage content calendars and posting schedules.
  • Test and refine content formats, messaging, headlines, and calls-to-action to maximize engagement and lead generation.

Marketing Analytics & Performance Optimization

  • Track and report marketing performance metrics including:
    • Lead volume
    • Cost per lead
    • Conversion rates
    • Website traffic
    • Social engagement
    • Email performance
    • Recruiting results
    • Return on advertising spend
  • Map and optimize marketing funnels from initial engagement through lead generation and conversion.
  • Conduct A/B testing on:
    • Ad creative
    • Landing pages
    • Email campaigns
    • Subject lines
    • Social content
    • Calls-to-action
  • Use data and analytics to continuously improve campaign performance.
  • Develop marketing playbooks and document successful strategies and campaigns.

Competitive Research & Market Intelligence

  • Research industry trends and emerging technologies.
  • Monitor competitor marketing strategies and best practices.
  • Study top-performing real estate companies, teams, developers, builders, and brands.
  • Identify opportunities to improve market position and competitive advantage.
  • Stay current on social media trends, AI marketing tools, content strategies, and digital advertising innovations.
  • Apply proven marketing principles and strategies to improve campaign performance.

Recruiting Marketing & Employer Branding

  • Develop marketing campaigns designed to attract top-performing agents and industry professionals.
  • Create recruiting content highlighting:
    • Company culture
    • Training opportunities
    • Technology platforms
    • Agent success stories
    • Professional development opportunities
  • Build recruiting marketing funnels and nurture campaigns.
  • Track recruiting engagement and marketing effectiveness.
  • Support agent attraction initiatives through targeted digital marketing and social engagement.

Marketing Technology & Innovation

  • Manage and optimize CRM, automation, AI, and marketing software platforms.
  • Evaluate new technologies that improve efficiency and marketing performance.
  • Assist with implementation of new marketing systems and tools.
  • Train agents and staff on marketing resources and technology platforms.
  • Help support adoption and growth of proprietary marketing technologies including BoldPorch products and services.
  • Identify opportunities to automate marketing processes and improve productivity.

Qualifications

Required

  • 1+ years of marketing experience
  • Experience managing digital marketing campaigns
  • Strong understanding of lead generation and conversion strategies
  • Experience with social media marketing and audience growth
  • Excellent communication and organizational skills
  • Strong project management abilities
  • Ability to manage multiple projects simultaneously
  • Self-motivated and results-oriented mindset
  • Ability to analyze marketing data and make recommendations
  • Experience with content creation, branding, and digital advertising

Preferred

  • Bachelor's Degree in Marketing, Communications, Business, or related field
  • Real estate, construction, development, or related industry marketing experience
  • Experience managing advertising budgets
  • CRM and marketing automation experience
  • SEO and Google Analytics knowledge
  • Graphic design experience
  • Video production and editing experience
  • AI marketing experience
  • Recruiting or employer branding experience
