Project Manager, RSSP (7078U) 87042

Position Summary The Facilities Project Manager oversees the design, construction, and completion of renovation projects including infrastructure, finishes, and equipment. The role analyzes project needs, prepares cost estimates, coordinates work within occupied spaces to meet critical deadlines, and manages all phases of building modifications from concept to closeout. The Project Manager collaborates with campus partners and external agencies, stewards project funds, and advocates for residents, guests, and staff throughout construction. Responsibilities Prepare plans, details, and specifications for RSSP maintenance projects; informally bid or negotiate project work; and oversee construction activities. Meet with clients, perform research to define project scope and program; assist in managing the project program. Act as RSSP liaison among project participants, resolving problems or conflicts and recommending solutions to disputed issues or contractor claims. Ensure proper contractual and financial closeout; deliver Operations & Maintenance Manuals and record drawings to RSSP. Review cost estimates, establish project schedule and budget, and review with Program Manager and clients. Ensure plans and specifications conform to program and facility life cycle standards. Coordinate with campus and external agencies on contract negotiations, manage contractor schedules, RFIs, Submittals, Change Order Requests, and Punch Lists. Formally establish campus projects, working with other units, departments, and the Program Manager to secure funding. Coordinate with campus to hire consultant firms for developing project requirements and design criteria. Prepare layouts and drawings; manage services of architects, engineers, and other consultants. Assess condition of buildings and stored materials as part of the capital improvement program and space planning. Perform organizational, campus, and administrative activities not directly related to projects, including serving on campus committees representing the department or unit. Required Qualifications Thorough working knowledge of building and construction, design, contract administration, and California Building Codes. Strong project management skills, including managing time‑sensitive, complex projects. Knowledge of the campus infrastructure and strategic building plans. Effective problem‑recognition, avoidance, and resolution skills. Organizational and analytical skills with high‑quality control. Excellent written, verbal, and interpersonal communication skills; political acumen. Preferred Qualifications Background in architecture, engineering, interior design, or project management. Specialization in infrastructure projects. Project management certification. Education / Training Bachelor's degree in a related field and/or equivalent experience/training. Salary & Benefits Annual salary range: $123,000 – $129,000. This exempt, monthly‑paid, full‑time (40 hours/week) career position is eligible for UC benefits.
