Maintenance Supervisor

Role The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service to our residents. This includes quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property. Qualifications At least 3 years of multifamily property maintenance experience. One year of supervisory experience required. Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work is required. HVAC and CPO certifications are highly desired. Valid Driver’s License. Very strong organizational skills and ability to handle multiple priorities. Solid interpersonal and customer service skills. Must be available for on‑call and weekend work. Key Accountabilities Resident Relations Customer Service – treat residents and others with respect, answer questions, respond sensitively to complaints, and assign work orders efficiently and urgently. Project a favorable image of the community to achieve property objectives and public recognition. Ensure consistency, follow‑up, and follow‑through in dealing with residents on all matters. Enforce policies delegated by the Community Manager. Assist with and complete work orders generated from resident requests, diagnose issues, and make repairs in accordance with established policies, procedures, safety standards, and code requirements. Maintenance Management Coordinate, schedule, and respond to resident/management requests and work orders. Ensure all repairs and replacements are necessary for community common areas and units. Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible. Inspect grounds, building, and other community features daily to identify and correct hazardous property conditions or liability concerns. Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager. Maintain a preventative maintenance program to extend the life of the community while minimizing future repairs. Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines. Maintain hazard communications program; teach and promote safe work practices. Manage unit inspections and key control of the community. Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc. Manage and participate in on‑call emergencies in the community. Plan for and utilize property resources, equipment, and supplies economically. Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency. Staff Leadership Challenge all team members to achieve higher levels of performance. Develop standards for the cleanliness and overall appearance of community grounds, amenities, building exteriors, units, signage, etc. Under the direction of the Community Manager, supervise, train, and schedule maintenance activities for maintenance staff. Monitor work progress of each maintenance staff daily; provide assistance and instruction as needed. Provide input to the Community Manager regarding employee performance evaluations. Conduct regular safety meetings, ensure MSDS sheets are current, and keep up to date on OSHA and other safety laws. Model proper safety techniques and report incidents promptly. Comply with Avanath’s safety and risk‑management policies and all regulatory requirements. Conduct business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and all laws pertaining to the apartment industry. Physical Demands & Working Conditions Essential staff; report to work and adhere to all safety and business protocols. May be required to report during inclement weather. Frequent standing and walking. Reading, comprehending, writing, performing calculations, and communicating verbally. May work in an elevated site, may walk on uneven ground. Occasional squatting, bending neck/waist, twisting, pushing, pulling. May be required to travel to sister communities to provide maintenance support.
