Community Manager

It's 8:45 on a Tuesday morning. A resident is at your door about a maintenance issue that was supposed to be closed out last week, your leasing consultant just flagged a delinquency report that needs attention before noon, and you have a call with your Regional Manager at ten. That's a normal morning in this role. Redstone Residential operates more than 38,000 beds across 20 states, with a portfolio that spans student housing and a growing conventional multifamily side. The Community Manager position in Rexburg, Idaho is the top site-level role, meaning the property's operational and financial outcomes run through you. You report to the Regional Manager, but day-to-day, you're the decision-maker on the ground. What the Work Actually Looks Like You'll own the lease-up strategy and occupancy goals, track KPIs through Redstone's systems, and manage the property to an approved operating budget with P&L accountability. Delinquency collections, renewal outreach, and marketing coordination are all part of your scope. You'll also submit weekly and monthly performance reports and may oversee projects that range from marketing campaigns to construction-adjacent capex work. Because this is a student housing market, the leasing calendar is compressed and cyclical. Renewal season arrives fast, traffic spikes come in waves, and concessions strategy matters more than it does at a typical conventional lease-up. Rexburg is a college town built around BYU-Idaho, which means your resident base is transient, your turnover is predictable but high-volume, and community relationships with campus contacts carry real weight for referral traffic. You'll also be the person setting the tone for customer service on your team. That means training staff, running performance evaluations, and being honest when someone needs to improve. What Redstone Is Looking For At least one year of property management experience, with direct experience in student housing or multifamily Demonstrated budget management and P&L ownership Professional presentation and prior experience in client-facing situations Ability to juggle multiple processes simultaneously under real pressure Comfort with property management software (Entrata experience is a plus, but not required) Proficiency with Google Workspace and Microsoft Office A team-oriented approach, including the ability to give constructive feedback and hold people accountable The compensation for this role is $16.00 per hour (non-exempt, full-time), with the ability to earn up to an additional 20% through performance bonuses.
