Asset Management AnalystTrammell Crow Residential (TCR) is seeking an Asset Management Analyst to provide financial and strategic support to the Asset Management team based in Dallas, Texas. The successful candidate will bring strong analytical skills and a team-oriented, collaborative approach to their work.Primary ResponsibilitiesMaintain cash flow models on assets and update regularly for new operational activitiesWork with third-party property managers to prepare lease-up and stabilized leasing/operational strategiesAssist in annual budget reviews and property valuationsAssist in disposition activitiesAssist in the review of monthly operational reports from third-party property managersProvide secondary support for due diligence activities on new acquisitions including lease abstracting, analyzing property operating statements, and cash flow projectionsPrepare investment waterfall analysis for refi or disposition activitiesAnalyze individual property performance through review of financial reports and develop internal system to provide summary property performance information to OwnersPrepare Return on Investment (ROI) analyses for each property in the portfolio and recommend a long – term strategy for each property. This will include sell/hold/refinance determinations, evaluations of capital needs and sources of funding. Analysis will consider historical performance trends, 10-year projections and workout and re-positioning options for properties, as neededProvide information and reports as needed to debt and equity providersAct as a liaison with equity and debt contacts to provide operational insights and information as neededDesired Skills & ExperienceBachelor's degree in Finance, Business, or related field is requiredThree to five years of experience is requiredProficiency in Microsoft Word and ExcelStrong customer service and interpersonal skills; ability to relate to othersProfessional verbal and written communication skillsAbility to perform basic mathematical and accounting functionsPlease note this role is fully in-office at our Old Parkland Headquarters in DallasEqual Opportunity Employer This employer is required to notify all applicants of their rights pursuant to federal employment laws.
