Location : Tampa, FL

Hours: Training is M-F, 7am-3:30pm up to 4 months. One must be open to 2nd and/or 3rd shift with OT and weekends. Second shift is 3pm-11:30pm and third shift is 11pm-7:30am (Sun-Thurs).
Pay Rate : $30.00/hr.-$34.00/hr.+ 10-15% shift differential for 2nd and 3rd
Employment Type : Contract with the opportunity to go permanent based on company needs and performance


Summary
The Facilities Maintenance Technician for systems, utilities, and infrastructure at a regulated pharmaceutical oral solid dose (OSD) manufacturing site. This hands-on role performs preventive and corrective maintenance on mechanical, electrical; plumbing, HVAC, purified water, refrigeration, and facility support systems. Responsibilities include component-level troubleshooting, environmental system monitoring, contractor oversight, and support for emergency response systems including backup power generation.
Key Accountabilities
Routine Maintenance & Facility Support

• Perform inspections and maintenance of building infrastructure: walls, ceilings, doors, lighting, cleanroom integrity, and facility walk-throughs.
• Conduct preventive maintenance on utility and facility systems such as exhaust fans, compressed air lines, eye wash stations, and minor plumbing.
• Support basic electrical tasks such as outlet/switch checks, lamp replacement, and troubleshooting lighting circuits.
• Assist with janitorial tasks when required, including sweeping, mopping, and general area upkeep.
• Operate ladders, lifts, and hand tools safely to perform assigned work.

Utility Systems

• Perform and document operational rounds on utility systems including purified water, HVAC, compressed air, chilled water, and electrical panels.
• Support filter changes, system resets, and alarm responses per SOPs and checklists.
• Participate in system lockout/tagout (LOTO), startup support, and emergency response activities.
• Assist with minor repairs or parts replacements on pumps, valves, gearboxes, regulators, and support equipment.

Electrical, Mechanical & Refrigeration Maintenance

• Troubleshoot and repair lighting circuits, outlets, and small equipment panels.
• Support motor replacements, conduit installation, and basic wiring activities.

Mechanical, HVAC & Plumbing Support

• Perform with the maintenance and repair of mechanical systems including gearboxes, motors, pumps, and actuators.
• Perform HVAC PM tasks including filter replacement, belt tensioning, coil cleaning, and monitoring of system performance.
• Troubleshoot and assist in repair of plumbing systems including leaks, fittings, drains, and water supply components.
• Monitor steam traps, condensate lines, and air handlers for correct performance and escalate abnormalities.

Troubleshooting & Root Cause Support

• Apply basic troubleshooting techniques (e.g., 5 Whys, visual inspection, meter readings) to identify causes of system faults.
• Respond to equipment alarms or abnormal conditions, validate findings, and take corrective action or escalate as needed.
• Support root cause investigations and contribute to documentation such as deviation reports, CAPAs, and repair logs.
• Conduct post-repair verification and confirm systems return to validated/qualified state.

Building Management System (BMS) Monitoring

• Monitor facility conditions via the BMS (Building Management System) for temperature, humidity, pressure, and zone alarms.
• Log and report environmental excursions or abnormal readings; assist with initial troubleshooting.
• Support coordination of sensor calibrations and collaborate for trending or analysis needs.

Contractor & Vendor Oversight

• Escort and supervise site contractors performing facility-related services (e.g., pest control).
• Verify scope completion and adherence to site safety and GMP protocols.
• Assist in quality checks, documentation, and work closeout after vendor services.

SOP, PM & Spare Parts Support

• Assist in writing or revising SOPs and PM job plans based on OEM manuals, observations, or technical changes.
• Recommend updates to maintenance procedures to improve reliability, safety, or efficiency.
• Identify and communicate spare parts needs; assist with kitting and stock level review.
• Collaborate with Maintenance Planner or Supervisor to validate critical spares and lead times.

CMMS & Documentation

• Complete assigned preventive maintenance (PM), repairs, and service requests using the Computerized Maintenance Management System (CMMS).
• Document all work performed with clear, accurate, and traceable entries, in alignment with Good
• Documentation Practices (GDP).
• Record detailed descriptions of repairs, including:

-Observed problem/failure mode.
-Root cause (if identified)
-Parts replaced (with part numbers if applicable)
-Tools and materials used.
-Corrective actions taken.

• Capture before-and-after conditions when applicable, including verification of restored function.
• Ensure timestamps, technician signatures/initials, and any required review or approval fields are

completed.

• Update equipment history records to reflect all completed maintenance and repairs for audit traceability.
• Escalate recurring failures or significant findings to Facilities leadership for further action or investigation.
• Report follow-up needs for additional repairs, parts procurement, or engineering support.
• Assist in developing or improving job plans and PM instructions based on completed repair history and technician feedback.
• Maintain good CMMS housekeeping: close out completed work orders promptly and ensure outstanding tasks are accurately tracked.

Safety, Environmental & Emergency Support

• Follow all applicable EHS protocols including electrical safety, confined space, LOTO, and hot work permits.
• Identify and report unsafe conditions, building hazards, or utility risks immediately.
• Handle hazardous and non-hazardous waste materials in accordance with RCRA and DOT guidelines (Level II/III).
• Respond to facility alarms, equipment failures, and emergencies as part of on-call support rotation.

• Perform additional responsibilities as directed by management to support departmental or site objectives.
• Respond to evolving business needs, including tasks or assignments outside of standard duties, to ensure safe, compliant, and reliable operations.
• Support special projects, cross-functional initiatives, or operational priorities as deemed necessary by leadership.
• Maintain flexibility and readiness to assist wherever needed to meet site performance, quality, or compliance requirements.

Functional Competencies

• Skilled in preventive and corrective maintenance for facility and utility systems (HVAC, plumbing, electrical).
• Able to troubleshoot and repair 120V 208V systems, motors, switches, and basic control circuits.
• Competent in mechanical repairs: valves, gearboxes, pumps, and piping systems.
• Performs rounds and logs on purified water, compressed air, and other GMP utility systems.
• Supports BMS alarm response and trending; understands basic system zoning and sensor locations.
• Performs basic control loop maintenance for temperature and pressure systems (e.g., sensor replacement, loop checks).
• Uses CMMS to close out work orders with detailed documentation and parts tracking.
• Interprets wiring diagrams, schematics, and BMS trend data to identify abnormal conditions.
• Escorts and monitors contractors for safety and work quality compliance.
• Demonstrates understanding of GDP and cGMP expectations for maintenance documentation.

Physical Requirements

• Ability to safely access all manufacturing, packaging, utility, and laboratory areas, including elevated platforms, confined spaces, and equipment pits.
• Ability to lift, carry, push, or maneuver tools, equipment, and parts up to 25lbs.
• Manual dexterity and hand-eye coordination to perform maintenance, repairs, calibration, and component level troubleshooting.
• Visual acuity and attention to detail to read meters, gauges, schematics, displays, and labels.
• Ability to tolerate manufacturing environment conditions, including noise, vibration, heat, cold, dust, and cleaning chemicals, while wearing appropriate PPE.
• Must follow safe work practices including lockout/tagout (LOTO), confined space entry, and electrical safety procedures.
• After-hours, weekend, or on-call support may be required for equipment troubleshooting, planned maintenance, shutdowns, or calibration activities.
• Ability to perform repetitive tasks, bending, kneeling, climbing, and standing for extended periods as required by role and assigned work.
• One will need to commute to all four Tampa locations daily

Requirements:

• HS Diploma or GED, preferred field of study: General Trades/Technical
• Minimum years of experience 2-5 years, preferred field of experience: Facilities Maintenance in GMP-regulated environment
