POSITION PURPOSE The On‑site Manager is responsible for day‑to‑day operations of the assigned property, managing residents, daily activities and resources to achieve established budgeted financial and operational goals. The manager ensures compliance with Company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and other laws governing multi‑family housing operations. The On‑site Manager also provides resident support by managing leasing, maintenance requests, accounting and rental issues, move‑in/move‑out duties and other resident functions. LEASING RESPONSIBILITIES Serve as point‑of‑contact for potential, new and current residents, including site visits, leasing duties, rental inquiries, property tours, rent collection, reporting and maintenance issues. Maintain high occupancy and rent levels according to the property plan. Achieve resident satisfaction and retention goals by resolving complaints and concerns timely and answering questions about rent and fee payments. Complete call‑backs on all service requests within 24 hours. Produce and coordinate resident communications such as newsletters, surveys, lease violation letters and other communications. Organize and coordinate resident functions, including parties, birthday cards, welcome parties, unit visits and other events. Evaluate the property’s appearance, curb appeal, landscaping, office environment and vacancies daily; ensure the leasing office, tour path and model(s) are ready for show daily. Monitor the answering service throughout the day and return calls as necessary. ON‑SITE MANAGER RESPONSIBILITIES Provide input into property budget development in coordination with Director of Resident Services through financial statement analysis and operational reports. Meet targeted revenue goals by setting rent rates, collecting fees, making deposits and reviewing monthly financial reports. Oversee lease enforcement, including approving applications, discounts and renewal leases, conducting inspections, following notice requirements, evicting residents and collecting late fees. Analyze market and economic trends and implement short‑ and long‑range marketing and leasing strategies to meet occupancy and revenue goals. Promote resident satisfaction by responding to complaints, questions and requests and ensuring maintenance staff comply with company standards. Conduct regular property inspections and ensure buildings, grounds, model(s) and amenities meet safety, cleanliness and appearance standards. Assist client/owner relations by meeting owners, conducting property tours, providing performance updates and responding to owner requests. Develop new ideas and programs to enhance events, amenities and overall resident experience throughout lease terms. Act as primary resident contact, proactively communicating and building personalized relationships. QUALIFICATIONS REQUIRED Strong interpersonal skills and ability to work under time constraints. Strong project management, analytical and research skills with proven ability to manage projects to completion. 2+ years of property management experience; multi‑unit experience preferred. Excellent oral and written communication skills. Experience in supervisory role and staff management. Proficiency with Appfolio or similar property management software. General office, bookkeeping and sales skills. Detail oriented with ability to focus amid frequent interruptions. Confidential and protects business operations by keeping information confidential. Can operate in an open work area with moderate everyday noise. Can work from multiple locations. Will perform other duties as required. SPECIFIC REQUIREMENTS Physical Demands: Regularly required to sit, stand, walk, talk, hear, reach using feet, legs, back, arms and hands; occasional climbing; work at a personal computer and talk on the phone for extended periods; detect auditory/visual alarms; available for extended/flexible hours and weekends as needed. Attendance/Travel: Part‑time position; must be available for some nights, weekends and occasional holidays. Regular attendance and active participation in company functions and events is required. COMPENSATION Hourly pay rate: $18 - $20 per hour. Paid semi‑monthly (twice per month); hours tracked on Rippling. Annual performance bonus eligible. 401(k) program – eligible to join after one full quarter of employment; company matching as required. Rent – one‑third discount on prevailing market rental rates for an onsite apartment (subject to separate agreement); must qualify as a resident. No other ancillary fees included. WORK SCHEDULE Variable dates and times; Nights / Weekends / Overtime as required and directed by supervisor. Position type: In‑person only; living on‑site is required.
