Responsibilities Operate, monitor, and maintain heating, ventilation, air conditioning, plumbing, and electrical systems and other equipment related to the building's mechanical and electrical plant. Operate, test, manage, and maintain all property systems and equipment. Prepare, maintain, and regularly review logs for service, repair, operation, and complaints related to equipment. Make recommendations on proper care, procedures, and methods of operating equipment safely and efficiently. Develop and maintain a preventive maintenance program for mechanical/electrical equipment and critical site systems. Maintain equipment per manufacturer recommendations and communicate with equipment manufacturers to obtain data and literature for developing written procedures, instructions, and schedules. Comply with applicable laws and regulations (e.g., OSHA). Maintain MSDS and follow safety practices and procedures. Recommend, propose, and implement operational mode changes to maximize energy conservation and green products, and implement Demand Response load shedding programs as tests and events are called. Maintain areas containing building systems and equipment in neat, clean, and painted condition. Oversee special maintenance, repairs, or work performed by others on building systems and equipment. Maintain an ongoing comprehensive preventive maintenance program for all building systems and equipment. Monitor and evaluate energy consumption and recommend modifications to maximize energy efficiency. Maintain a daily log of activities and operations. Keep records of equipment documents, preventive maintenance, major repairs, energy management, and projects, including regulated programs such as asbestos maintenance, indoor air quality, and refrigerant management. Perform or oversee testing, inspection, registration, or certification for building equipment or systems. Prepare monthly written reports to Manager and conduct an annual audit of the engineering operation with findings and recommendations. Education / Experience / Licenses High School Diploma or GED Equivalent 5+ years of related work experience operating commercial buildings Experience with Mechanical, Electrical, Plumbing, and Fire Life Safety Systems Possess and maintain a valid driver’s license and safe driving record Desired Characteristics / Desired Qualifications Familiarity with automated building controls, preventive maintenance techniques, and knowledge of pneumatic controls Ability to work well under pressure Meticulous with the ability to function in a demanding environment Ability to manage multiple priorities Collaborator who can also work independently and take initiative Proficiency in Outlook, Excel, and Word Excellent written and verbal communication skills Strong organizational and analytical skills Ability to provide efficient, timely, dependable, and courteous service to all customers Ability to present information effectively Ability to respond effectively to sensitive issues Ability to comprehend, analyze, and interpret complex documents Ability to solve problems involving multiple options in complex situations Other Skills Physical requirements include stooping, standing, climbing, and frequent lifting of a minimum of 50 lbs. Intermediate skills with Microsoft Office Suite. Ability to manage multiple projects and make decisions. May be the only maintenance staff member on duty during certain shifts and may require extended periods of time without relief for priority or emergency work, including overtime or on-call duties.
