Maintenance SupervisorThe main function of the Engineer is to perform skilled maintenance and repair duties for the property, including but not limited to HVAC, electrical, paint touch ups etc.… He or she is responsible for ensuring that all guest rooms and property are well maintained and in the best possible condition. Must approach all encounters with guests, associates and vendors in a friendly and service-oriented manner. Will be in a Managerial position supervising other workers, etc.Experience & Education:Trade school or college course work in a related field preferredPrevious customer service & hotel experience preferred1 to 2 years practical experience in one or more of the technical trades (HVAC, Refrigeration, Plumbing, Electrical, etc.)Any license the property may requireRequirements:Work Environment – Ability to work:With various pieces of equipment such as computer, telephone, two-way radios, TVs, maintenance equipment etc.Under variable temperature conditionsUnder variable noise levelsOutdoors/indoorsAround chemicals, fumes and other odor hazards, dust or mite hazardsPhysical Requirements:Long hours sometimes requiredMust be able to climb stairs, descend stairsMust be able to move quickly and agilely if a situation requiring quick assistance arisesMulti TaskHeavy work - Exerting up to 100 pounds of force occasionally, and/or 50 pounds of force frequently and/or up to 20 pounds of force constantly to lift, carry, push, pull, or otherwise move objectsAbility to stand for long periods of time and walk long distancesAbility to bend, stretch, twist or reach with your body and armsAbility to work under variable temperatures and noise levelsNear Vision - The ability to see details at close rangeMental Requirements:Oral and Written Comprehension and Expression - Must be able to convey & understand information and ideas in EnglishMust be able to evaluate and select among alternative courses of action quickly and accuratelyMust be effective in handling problems in the workplace, including anticipating, preventing, identifying, and solving problems as necessaryMust have the ability to assimilate complex information, data, etc. from multiple sources and consider, adjust, or modify to meet the constraints of the particular needMust be effective at listening to, understanding, and clarifying the concerns and issues raised by co-workers and guestsMust be able to work with and understand basic arithmetic functionsEssential Duties & Functions:Approach all encounters with guests and employees in a friendly, service oriented mannerMaintain regular attendance, as required by scheduling which will vary according to the needs of the hotelMaintain high standards of personal appearance and grooming, as defined in the hotel handbook, when workingComply at all times hotel's policies and procedures to encourage safe and efficient hotel operationsPositively interact with hotel guestsMust be able to work and manage the mechanical, guest room, public space, and PM programsMust be able to manage the lights and grounds programMake repairs to air conditioner(s) – change filters, clean coils, replace blower motors, etc.Perform preventive maintenance on HVAC systems, replace HVAC compressorsTake equipment readings and water samplesReplace TV's and cable boxes. Program movie channel boxesReplace light switches, receptacles, and light bulbsPerform furniture repairsCheck and replace pumpsAdjust chemical pumps as requiredPerform plumbing repairs – open clogged drains, change FET washers, stems seats, cartridges, handles, drain fittings, etc.Understand blueprints and wiring diagramsTrace and repair drain and water linesMaintain preventive maintenance of HVAC systemsRepair kitchen equipmentMaintain repair recordsHandle Dangerous ChemicalsManage inventory programWork totally un supervisedDirect other engineering associatesMaintain legal documents, i.e. boiler log, PM logs emergency logWork with and direct contractorsMake informed decisions regarding the department and the physical plantAssist as Property Security as requestedKeep immediate supervisors fully informed of all challenges or matters requiring his/her attentionMaintain pool and spa – clean, vacuum, adjust chemical levels, change valves, and replace filters.
