All service team members who participate in the on-call rotation receive an additional $3.00/hour incentive for all hours worked while on-call. Additional hourly pay for EPA, CPO, and OSHA certifications.*** Requirements A minimum of 1 year of experience as a Maintenance Manager in multifamily property management is required. Strong knowledge of building maintenance, mechanical systems, and preventative maintenance practices. Ability to oversee maintenance operations, prioritize service needs, and maintain high standards for property condition and equipment performance. Strong troubleshooting and problem-solving skills, with the ability to identify mechanical issues and coordinate effective solutions. Excellent communication and organizational skills, with the ability to collaborate with property management teams, service technicians, and vendors. Experience with high-rise mechanical systems, including cooling towers and boilers, strongly preferred. HVAC systems knowledge and experience preferred. Familiarity with fire life safety systems, inspections, and related safety standards preferred. One or more industry specific professional certifications (EPA, HVAC, CPO, OSHA or similar). Service orientation. Basic computer skills. A basic understanding of written and verbal English. In This Role You Will: Serve as the leader for the team of Service Technicians, Facilities Technicians, and Housekeepers. Oversee and execute the hands-on maintenance duties necessary to maintain and enhance the value of the community. Perform consistent inspections, diagnosing problems, and making necessary repairs in areas such as HVAC, electrical, plumbing, pool, flooring, carpentry, dry walling, appliances, and exterior structures. Manage the daily inventory of apartment homes in order to support leasing efforts, including managing the Make-Ready, Turn Board. Schedule contractors and vendors as needed. Inspect the property for safety hazards that may pose a liability and correct the hazards. Share rotating on-call duty with service team members and readily available to go the property after hours if needed and in uniform/badge. Complete Weekly Service Report in a timely manner. Adhere to Mark-Taylor safety protocols, programs, policies and procedures. Participate in training classes. Train and mentor Service Technician and Facilities Technicians. Keep accurate records regarding preventative maintenance, work orders, inspections, inventories, pool chemical logs, make-ready and turn units. Maintain excellent customer service and positive rapport with all residents and team members. Capital project oversight, bidding, and execution.
