POSITION SUMMARY

Reporting to the Sr. Portfolio Manager, the YMP REM Portfolio Manager is a hands-on operational leader responsible for the day-to-day performance of an assigned portfolio of conventional and workforce housing communities. This role works directly with on-site Property Managers and Jr. Portfolio Managers, conducting regular property-level audits to ensure that all operations, financial practices, and company policies and procedures are being properly followed and adhered to. The Portfolio Manager serves as the critical link between the property level and the Sr. Portfolio Manager, translating business plans and initiatives into consistent, well-executed operations across every community in the assigned portfolio.

GENERAL RESPONSIBILTIES

The Portfolio Manager's duties and responsibilities may include but are not limited to the following:

• Conduct regular, hands-on property audits across the assigned portfolio to ensure operations, financial practices, leasing, maintenance, and administrative functions are being carried out in accordance with company policies and procedures.
• Identify gaps between property-level practice and company policy during audits, and work directly with on-site teams to correct deficiencies and implement lasting solutions.
• Provide day-to-day leadership, guidance, and support to Property Managers and Jr. Portfolio Managers within the assigned portfolio.
• Responsible for the financial performance of the assigned portfolio, including monthly financials, budget development, and budget review.
• Drive strategies to increase revenue and decrease delinquency at the property level; monitor progress and report results to the Sr. Portfolio Manager.
• Time and attendance management for on-site teams, including tracking and monitoring employee hours, breaks, sick days, and time off.
• Provide excellent customer service and maintain open lines of communication among management, staff, and residents.
• Develop and implement marketing strategies (online and conventional sources) to support occupancy and leasing goals across the portfolio.
• Assure that the policies and procedures of the company are consistently carried out by Property Managers, Jr. Portfolio Managers, and on-site teams.
• Maintain general knowledge of building systems and components, with particular familiarity with Class C and workforce housing assets.
• Conduct frequent property visits to provide Property Managers and Jr. Portfolio Managers with recommendations and observations to improve property performance.
• Build teams to unite on-site staff and create a cohesive working environment within the assigned portfolio.
• Manage performance and discuss concerns regularly with all direct reports and team members.
• Stabilize the retention of staff members and develop career paths for those who desire growth into Jr. Portfolio Manager or Portfolio Manager roles.
• Assist with legal issues including small claims cases and evictions within the assigned portfolio.
• Audit each community to ensure 3-day notices are generated and sent out on time and on a monthly basis, in accordance with company policy.
• Confirm that evictions are submitted to the attorney on a monthly, timely basis in accordance with company policy.
• Ensure collections are being handled at the property level in accordance with company policy, and address any gaps found during audits.
• Work with the Sr. Facilities Manager to supervise vendor bidding and secure competitive bids, and to assist in the preparation of vendor contracts.
• Collaborate effectively with on-site staff, the Sr. Portfolio Manager, and other departments to resolve issues and implement company initiatives.
• Work and communicate directly with engaged ownership groups, providing timely updates on property performance, audit findings, and operational matters.
• Multi-task across multiple properties while meeting tight deadlines and adapting to the scheduling demands of the role, including working as needed to fulfill business needs.
• Other duties as necessary.

QUALIFICATIONS & EDUCATION

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. • Experience as a Portfolio Manager, Regional Property Manager, or multi-site Property Manager in residential property management, with hands-on experience conducting property-level audits; CPM/CAM designation is a plus.
• Bachelor's degree preferred; commensurate work experience will also be taken into account.
• Experience managing or overseeing conventional and workforce housing properties, including Class C assets.
• Demonstrated success in increasing revenue and decreasing delinquency at the property level.
• Strong financial acumen, including budgeting, monthly financial review, and the ability to read and interpret basic financial statements.
• Experience supervising and developing on-site teams, including Property Managers and/or Jr. Portfolio Managers.
• Computer savvy, with strong working knowledge of Microsoft Office (Excel, Word, PowerPoint, Outlook).
• Knowledge and use of property management software such as Yardi, MRI, OneSite, and ResMan; Yardi Voyager 8 experience required/needed.
• Excellent customer service and people skills, with the ability to collaborate effectively across all levels of the organization, from on-site staff to senior leadership.
• Strong multi-tasking ability and comfort operating on a tight, fast-paced schedule; available to meet the demands of the role as needed.
• Willingness and ability to travel regularly between properties within the assigned portfolio to conduct audits and site visits.
• Valid driver's license and reliable transportation required.
• Demonstrated success in leadership, staff development, and team building.
• Understanding and experience with day-to-day property operations, leasing, maintenance, and basic marketing.
• A strong and effective communicator, both written and verbal, with the ability to present findings and recommendations clearly to the Sr. Portfolio Manager.

LANGUAGE ABILITY

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, ownership, investors, clients, customers, and the general public.

MATH ABILITY

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages and area. Understand basic accounting principles and be able to read and interpret basic financial statements.

REASONING ABILITY

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret a variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables simultaneously.

Travel is a regular part of this role. This position requires frequent day trips to visit and audit communities within the assigned portfolio, with occasional overnight stays depending on portfolio location.
