GENERAL DESCRIPTION:

The Mortgage Loan Funder / Shipper is responsible for reviewing loan documentation, funding approved mortgage loan files, preparing loan packages for shipment to investors, and handling final loan documentation. This position ensures loan files are accurate, complete, and processed in accordance with American National Bank & Trust and investor requirements.

ESSENTIAL FUNCTIONS OF JOB:

1. Review loan packages for completeness and acceptability prior to disbursement.

2. Review and clear underwriting conditions prior to funding loans.

3. Review loan packages received from title companies for accuracy and completeness.

4. Fund mortgage loans, including calculating fee sheets and applicable fees and coordinating the disbursement of loan funds.

5. Pay and obtain required fees and certificates for government and conventional loans.

6. Clear conditions and exceptions with investors on shipped loans to facilitate loan purchases.

7. Scan loan documents and prepare loan packages for shipment to investors and internal retention.

8. Maintain accurate loan information within Encompass for management reporting.

9. Handle final loan documents as required.

10. Perform all other duties as assigned.

REQUIRED SKILLS:

1. Thorough understanding of American National Bank & Trust and investor requirements regarding mortgage loan funding.

2. Ability to read and understand mortgage documents.

3. Ability to maintain accurate records and prepare related reports.

4. Ability to operate standard office equipment and demonstrate proficiency with computer applications.

5. High level of accuracy and attention to detail when funding loans and reviewing documentation.

6. Ability to communicate effectively with title company personnel, investors, agents, builders, and Bank personnel.

7. Working knowledge of mortgage lending requirements regarding legal documentation, funding restrictions, and investor requirements.

8. Ability to work under pressure, manage time effectively, maintain attention to detail, and work collaboratively with other employees.

9. COMMUNICATION SKILLS: Ability to read, analyze, and understand mortgage documentation, policies, procedures, and business correspondence; ability to communicate effectively with internal and external contacts.

10. MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as fees, interest, percentages, and other financial information related to mortgage loan funding.

11. CRITICAL THINKING SKILLS: Ability to review loan documentation, identify discrepancies, resolve routine funding issues, and follow established procedures.

12. SUPERVISION RECEIVED: Works under general supervision while exercising independent judgment in completing assigned funding and shipping responsibilities.

13. PLANNING: Responsible for organizing workload, prioritizing loan files, and meeting established funding and investor deadlines.

14. DECISION-MAKING: Performs work requiring routine decision-making affecting loan accuracy, funding processes, and investor requirements.

15. MENTAL DEMAND: Requires continuous attention to detail, accuracy, and concentration while reviewing loan documentation and completing funding activities.

16. ANALYTICAL ABILITY / PROBLEM-SOLVING: Ability to identify documentation deficiencies, resolve routine exceptions, and communicate issues requiring additional attention.

17. PUBLIC CONTACT: Regular contact with title companies, investors, agents, builders, and other external parties requiring professionalism and effective communication.

18. EMPLOYEE CONTACT: Frequent interaction with processors, closers, Mortgage Loan Officers, management, and other Bank personnel to coordinate loan funding and documentation requirements.

PHYSICAL REQUIREMENTS and WORKING CONDITIONS:

While performing the essential functions of this job, this position is regularly required to sit or stand, use hands, reach with hands and arms, and communicate effectively. The employee may occasionally lift, move, push, or pull up to 10 pounds. Specific vision abilities required include close vision. This position primarily operates indoors in a moderate noise environment.

REQUIRED EXPERIENCE / EDUCATION:

High school diploma or GED required.

Minimum one (1) year of mortgage closing, funding, shipping, or related mortgage operations experience preferred.

Working knowledge of residential mortgage documentation, investor requirements, and loan funding processes preferred.

An equivalent combination of education, training, and related work experience may be considered.

REPORTING RELATIONSHIP:

This position reports directly to the Mortgage Department Operations Manager. The Mortgage Loan Operations Manager reports to the Executive Vice President, Mortgage Operations. The Executive Vice President, Mortgage Operations reports to the President of American National Bank & Trust who then reports to the Chief Executive Officer.
