Employment Type: Full-time, Exempt Department: Operations — Residential Restoration & Remodeling Project Manager — Residential Restoration & Remodeling Location: Raleigh, NC Employment Type: Full-time, Exempt Department: Operations — Residential Restoration & Remodeling About the Role The Restoration House is seeking a confident, adaptable, and accountable Construction Project Manager to oversee residential restoration and remodeling projects throughout the Raleigh area. You will manage projects from the first homeowner introduction through the final walkthrough, balancing quality, schedule, budget, safety, subcontractor performance, documentation, and client satisfaction. Construction rarely goes exactly according to plan. Materials are delayed, schedules change, subcontractors fall behind, and unexpected site conditions arise. We need a Project Manager who remains calm, assesses the situation, communicates clearly, and develops a practical plan to keep the project moving. The mindset we value is: “Here is what happened, and here is how I plan to address it.” What You’ll DoProject Management Manage multiple residential restoration and remodeling projects from initiation through completion. Review approved estimates, scopes of work, inspection notes, photographs, daily logs, and project tasks. Conduct initial site visits to meet homeowners, establish logistics, inspect conditions, and determine protection and material needs. Maintain ownership of each project’s schedule, quality, budget, documentation, and client experience. Recognize scope gaps and coordinate approvals or change orders when required. Scheduling and Planning Build and maintain realistic project schedules. Prioritize daily tasks based on project impact and risk. Identify what must happen each day to prevent delays. Coordinate materials, selections, inspections, and subcontractors before they become urgent. Plan several steps ahead to reduce downtime, return trips, and last-minute emergencies. Confirm that each phase is complete and ready before scheduling the next trade. Subcontractor and Vendor Management Coordinate demolition, framing, electrical, plumbing, flooring, tile, drywall, painting, cabinetry, and finish carpentry. Provide clear scopes, schedules, instructions, and quality expectations. Confirm start dates, site readiness, material availability, and inspection requirements. Hold subcontractors and vendors accountable for workmanship, cleanliness, safety, and schedule commitments. Address missed commitments, incomplete work, and quality concerns promptly and professionally. Help identify and onboard new trade partners as needed. Quality, Safety, and Site Management Perform routine site inspections to review progress, quality, cleanliness, and safety. Verify that work meets plans, specifications, approved estimates, and company standards. Identify incomplete or incorrect work and potential conflicts between trades. Establish and maintain appropriate site protection. Coordinate municipal and internal inspections. Ensure inspections are completed before work is covered or the project advances. Maintain clean, organized, and professional job sites. Client Communication Represent The Restoration House with a professional and solutions-oriented presence. Set expectations early and provide timely project updates. Communicate schedule changes before the homeowner has to ask. Address questions and concerns promptly and honestly. Explain scope limitations and change-order requirements clearly. Document important decisions, selections, approvals, delays, and conversations. De-escalate difficult situations while maintaining professional boundaries. Financial Accountability Review and understand the approved estimate and project budget. Monitor subcontractor and vendor costs against approved amounts. Protect profitability through scope control, change-order management, planning, and waste reduction. Identify potential cost concerns before they significantly affect the project. Support project financial performance and budget accuracy. Documentation and Technology Use Buildertrend to manage schedules, budgets, daily logs, photographs, to-dos, and project records. Complete accurate daily logs on days with site activity. Upload progress photographs and create follow-up tasks after site visits. Keep project documentation current and organized. Communicate project status and next-day readiness to homeowners and internal stakeholders. Clear Communicator You provide concise, honest updates and adjust your communication style when working with homeowners, subcontractors, inspectors, vendors, and coworkers. Required Qualifications High school diploma or equivalent. One to three years of construction experience in residential restoration, remodeling, homebuilding, or relevant commercial construction. Working knowledge of construction sequencing, scopes of work, and trade coordination. Practical understanding of common residential construction processes and how one trade affects the next. Ability to recognize incomplete, incorrect, or inconsistent work. Basic familiarity with inspections, permits, and construction documentation. Proficiency with email, spreadsheets, smartphones, photographs, and digital project records. Experience with Buildertrend or similar construction management software. Ability to manage multiple projects independently while keeping leadership informed. Ability and willingness to drive between project sites throughout the Raleigh area. Preferred Qualifications Bachelor’s degree in Construction Management, Engineering, or a related field. Experience managing homeowner-facing restoration or remodeling projects. Familiarity with municipal inspections and permitting. Experience reading plans, estimates, and scopes of work. Experience verifying quantities or completing material takeoffs. What Success Looks Like in the First 90 Days At least 95% of daily logs completed on days with site activity, including photos. Critical-path schedule performance maintained within approximately three business days. Managed project costs maintained within approximately 3% of the approved estimate. Homeowner concerns addressed promptly, with no unresolved escalation open longer than 48 hours. Zero recordable safety incidents on assigned projects. Clean, organized sites with appropriate protection measures. Clear scopes and expectations provided to subcontractors. Consistent follow-through without repeated reminders. Problems communicated early with a recommended plan of action. Physical and Work Requirements This is primarily a field-based position in active residential construction environments. Duties may include walking active sites, climbing stairs or approved ladders, bending, kneeling, crouching, working indoors and outdoors, driving between job sites, carrying plans or materials, and occasionally lifting up to approximately 50 pounds. Candidates must be able to perform the essential duties of the position, with or without reasonable accommodation. Schedule and Travel Typical schedule is Monday through Friday. Occasional evening or weekend availability may be required based on project needs. Local travel throughout the Raleigh metropolitan area is required. Mileage is handled according to company policy.
